Pressure Washing 2300 Sf Concrete


I've been asked to pressure wash/ bid a concrete cleaning job. I don't have a clue about what to charge for this because I've never pressure washed concrete. Can you help me out? Also about how long will it take to pressure wash this amount?
Specs:
- 2300 sf of concrete, mostly 5' side walk w/ a couple of pads (14 x 18 & 20 x 24)
- 750 lf of curbing.
The concrete is new (6 months), very clean already, no gum or other stains...I was wondering why they wanted it cleaned, it is a marketing Co. that does marketing in the motorsports industry....so they are anal clean.

I was looking at .25 / sf and .25 /lf of curbing. Does that sound in the ballpark?

Any help would be appreciated

What machine will you be using and are you gonna use a whisper attachment or a whirlybird?

Probably neither. I just got a quote for .10 sf and .20 lf. That means I could sub it out and make $$.

Make sure they don't leave any 'zebra stripes' behind. No good to have a sub do it and then have to redo it.

There is a website that might help you with how to clean it properly. The website is www.concretenetwork.com. I use a 3500 pressure washer and that works great for me. Being it is only six months old the containments should not be deep. The thing with cleaning concrete is to not cut into it. Sorry I couldn't help you with the price.

Pitterpat,

The national Average is $0.10-0.12/sqft. If you sub to someone, make sure they have hot water macine and at least 4 gpm. Pressure is not as inportant as GPM. The use of a Surface cleaner is better due to consistancy of clean and speed. Being fairly new concrete, there is a pssible risk in cutting the skim coat so use a Pro that understands quality chems and High flow is better than high pressure.

Yupyup, I always use a whisper on my 4000psi 4gpm machine, almost idiot proof.

Agree, I would charge them $0.10/square foot. $0.25 is way out of the ballpark. You would be crazy not to clean it without a surface cleaner and heat. I dont think you can run a surface cleaner with a machine that is rated less than 4.0 gal/min. My surface cleaner is rate at 4.0 ga/min and I ahve a 5.5 gal/min PW. I always use about 190 degree water and it works well. You can usually clean 3000-4000 square foot per hour with a surface cleaner and experience.

We do large concrete cleaning jobs. Your price will differ on the size of the job, and the stains that are present.

I would agree, we are around .10-.15, I would try .12/ft, It will take you around 2 - 3 hours to complete depending on the method you use.

How did this project go? Did you end up doing it, or did you get it subbed, 2300 S/ft isnt a whole lot, with the right equipment, you could have that done in an hour or two
