Question Out of my comfort zone

I've done multiple jobs recoatong EIFS chimneys with elastomeric coatings but was just asked to price cleaning a church . Ive checked prices on products but I'm not sure what to expect time wise with spra on wash off of Britonal and the like . 2 story 8-10'000 sq ft. Any help would be appreciated.

Wow, that's a really big chimney. Are you saying the stucco on just the chimney is 10,000 sf?

Sir, I"d be happy to provide you some general guidelines for cleaning EIFS. It is much different than stucco and care needs to be taken to avoid damaging the finish by using too much pressure. Please feel free to email me directly at tonys@dryvit.com. Thanks.

EIFS repair & maintenance

We charge minimum 30 cents a square foot for prep. in our area and another source tells me 1 man-hour for 100 SqFt.

A simple generic cleaning solution using TSP and bleach.

1-2 cups TSP detergent
1 gallon warm water

Add 1/2 to 1 quart of bleach to remove algae (green) or mildew (black)
Bleach kills the micro-organisms that creates algae or mildew.

We use Super Therm in lieu of elastomerics as it provides added insulation (ceramics) , it resists future devellopment of mold, mildew, algae and has a Class A fire rating (will not burn). One of the more important advantages with EIFS surfaces is it is also breathable.
