Exterior House Cleaning Solution


Hello guys and gals,
What is a good solution/mixture to spray on a house that has alqae. I will be using a pump sprayer. The alqae is not too bad, just unsightly. The alqae is on the roof and sides. Should I spray and let it be or rinse afterwards? Thanks, Norm

Clorox Outdoor works the best its around 6 bucks at lowes or depot. Spray on and wash off in a few mins. Use of a power washer would also help

I just did one side of a an older(12 Year)
aluminum sided cape.
The local Hardware had several cleaners available so I grabbed the one
that was the mildest for shrubs and figured if I had to do it twice,
it was worth the effort,since there was a bed of myrtle around this area.
Pre-wetting any vegetation and a later rinse will reduce/eliminate any damage by the cleaner
I sprayed it on with the soaking nozzle of the pressure washer,and
let it set 10 minutes.
I also tested the rinsing pressure,and found that any pressure
removed the color from the siding,which had peeled off already
in other areas of the house.
I ended up using a brush to loosen the algae/mold and rinsed with
a hose.
Just be careful with a power washer.

In a 2 gallon pump sprayer, just add 1/2 gallon of store bought bleach and 1 1/2 gallons of water. Add about 4 ounces of ultra concentrated dish soap (don't use antibacterial) mix well and apply to the siding. Start at the bottom and work your way to the top. Let the mix sit on the siding until you see the algae turning brown or melting away. Spray the siding again to keep it wet if necessary. Most times you will not have to use a brush, but the brush will just make it faster. Rinse with a garden hose starting at the top and working your way down.

There are many ways to clean siding. This way is simple and will work for someone without much experience with a pressure washer.

I am not sure about the antibacterial, but please do not mix Ultra Dawn with bleach/SH because you will have such a headache from the gas and fumes it will put out. It will be toxic and could be deadly...

Bleach/SH Dawn original formula are compatible though.

Pittsburgh's Mildew Check. mix as directed, and than rinse. Works great! Bleach and dish soap work well too.

One problem with the mildew check from Pittsburgh Paints is that it leaves behind a protective shield. what that translates to is that if you paint behind that stuff your paint could have problems down the road because they will only be applied to the coatings and not the substrate.

Tom vogel from ACRproducts has some good chemicals.

SH/Bleach is fine if its handles by a pro. Across the board most people who Pressure Wash Houses like me use a 12.5% SH mix.

Store brand distilled white vinegar, 25% solution with water. $2.50 a gallon and is safe and effective with a pressure washer, not to mention very inexpensive.

We have used the Mildew Check without a problem, the "protective Shield" aids the mold, alge etc. not growing back. We have top coated and had NO problem. Espcially in shaded, moist areas that mold and alge grow back quickly using just a bleach only solution.

water alone will only remove the visual algae, but it will not kill the algae. Please dont tell me your washing houses with water only?

I was trying to keep from making my explanation too technical, but I guess I need to clarify it for you.

1/2 gallon of bleach in a 2 gallon sprayer is actually 25% not 33%. 4 half gallons = 2 total gallons. The mixed solution is 25% of a 6% active ingredient (store bought bleach has a 6% sodium hypochlorite active ingredient). The actual active ingredient of the mix I gave you will be 1.5% sodium hypochlorite that you are spraying on the siding. 1.5% to 2.0% hitting the wall is really what you are striving for when you are doing house washing. It is a good balance between cleaning and not damaging plants and surroundings.

If you are using "max 10% bleach" in a pump up sprayer, that means you are putting 1/5 of a gallon of bleach in a 2 gallon sprayer. That mix wont clean siding with any efficiency. 10% solution using store bought bleach (6% sodium hypochlorite) will give you a .6% active ingredient hitting the siding. That is not strong enough to effectively oxidize algae.

I don't personally use a pump up sprayer for much other than touch ups or demonstrations. I don't use store bought bleach. I down stream 12.5% sodium hypochlorite and simple cherry through an Allison Super Suds Sucker Injector using high volume, low pressure tips on my wand. With that being said, the math is the math. It doesn't matter what your application method is, you want to get to a certain active indredient of sodium hypochlorite hitting your siding. Doing the proper math will give you a way to clean siding using an x-jet, downstream injector, pump up sprayer or dedicated tank and pump system.

As far as the dish soap goes, you want to make sure that the dish soap doesn't have ammonia in it. Ammonia reacts negatively with sodium hypochlorite to produce poisonous fumes. I use myristamine oxide instead of dish soap. It is SH stable and a little goes a long way.

Sorry for being so technical. I was just trying to give a simple solution to his pump up sprayer application method.

fyi bleach varies consiterably with brand; from 1.5% to 6% concentration

Walmart sells a generic bleach that is $2.50 for 1.5 gallons 6%
