Limit Thermostat Settings


I have a friend & customer that has some apartment rentals & he pays the heat for one of the buildings. He says they turn the heat up to 80 deg all day & walk around in their shorts all day long Of course they don't work! His question is- Is their a way to put a limit on their thermostats down at the burner control ? He said he would like it to be around 70 deg even if they turn up the "thermostat" in their apartments. The thermostats are the old round type Honeywells which I also thing the burner control is. Any suggestions will be appreciated............ Mike

Heat the apt. to 70 degrees. Go to the furnace area and measure the temperature there. Let's say it's 75 degrees. Now cut the thermostat wire and install a thermostat in the same area you measured the temperature in. I forgot to say, this should be a hidden place if the tenants have access. So set the new thermostat at 75 and walk away.

Honeywell has a programmable thermostat that you can program the temp you want and "lock-in" with a "set-up" mode. This will cost you between $250 & $350. I would just be up front with your tennant when you install the stat and tell them: A: stat will be locked at 70 or B: You will be adding $150 a month to rent to cover increased cost of fuel. If you install a "hidden" t-stat you are going to get endless calls from your tennant complaining that the heat is not working. In my 46 years I have found honesty works best. Good luck!

How many units in that complex?

That would be a good price considering how fast his "pay-back" would be at current fuel prices

Hey guys, look what I found on the good old internet, this will fit the bill just great. This will be a recommendation for landloard customers-more work for me-and they save money-how can you beat it??

Honnywell also makes stats that you put sensor in appt. and control in boiler room so you can set it. Thay also make stats that you can tell it not to go over 70 or what ever temp you wont.
