Exclamation I Need a Pro's Help!! Please!!

I have a situation that is over my head.

This is a new bathroom 6ft x 9ft x 8ft hi. drywall, insulated walls and ceiling, marble tub/shower enclosure, 12x18 window in the enclosure, tile floor and tiled half way up the walls. Broan L150 (150cfm) Lo Sone fan in the middle of the room, 6" duct straight up 6ft to 6" low profile roof jack with damper.

Problem: Summer, Winter, Spring or Fall with window open or the window closed, water condensates and runs down the walls and collects on the exhaust grate and drips on the floor.. I checked the rotation of the fan, checked the rpm of the fan with a laser probe, check that the damper opens, and it all checks out.

My theory: Is it possible the fan is too big for the room and is pulling so much air though the room it cools down to fast causing condensation?

I know at 150 cfm with nearly no static pressure it is way more than the recommended 8 ACH.

If anyone has any suggestions other than a gallon of gas and a match, please let me know... it just doesn't make sense to me.
