Gas Furnace


Is there any yearly maintance or cleaning needed before start-up on a gas furnace with baseboard heat?
I know there shouldn't be. But this was installed about 11 years ago and hasn't been touched since. ( not mine) Gas appliances are one thing I refuse to mess with. I won't even connect the gas stove when I do a kitchen remodel.
I live in a two family home and I'm concerned with performance/efficiency, and carbon monoxide (two small children)
Landlord/loving mother-n-law insists she has no obligation to service (no it's not going to turn into a legal battle) I just want it to be safe whether I have to pay or her.
Any help would be appreciated.

Have a cirt. tech check the manifold psi and adjust to spec. (3.5 normaly) Make sure no air in system. But most importantly have a cirt tech do start up, worth the small $
