Furance Cleaning

We want to have our furnace cleaned and inspected. Some places call this a tune-up. This would be an annual cleaning etc. What should we expect from a furnace "tune-up"? What exactly is done, or should I rephrase that to What Exactly NEEDS to be done annually to insure a proper working furnance and to have it last for years.

Alot depends on the company doing it and the type/age of furnace. Here are just some of the things we do on ours. Mind you, this is strictly gas furnaces:

Remove and clean burners

Remove and clean pilot

Clean flame sensor

Replace thermocouple

Remove and oil blower motor

Vacuum off blower housing and wheel (remove and clean blower wheel if extremely dirty- extra charge)

Vacuum out blower compartment and heat exchanger cells

Vacuum out secondary exchanger ( 90%+ models only)

Inspection of heat exchanger by camera

Run furnace and check safeties, gas pressure, and temperature rise. Adjust burners if needed

Check draft on furnace

Inspect flue pipe for rust, broken joints, or blockages

Check drains and traps (90%+ models)

Perform CO check during run cycle ( using combustion analyzer to verify performance)

Service humidifier (pad and labor extra)

Replace filter(s) or clean EAC cells and inspect (High efficiency Spaceguard/Air Bear filters extra)

Replace thermostat batteries (digital only)

Level thermostat

Check heat anticipator setting (mercury bulb stats)

We don't do 20 minute $49.95 specials. We charge $150 for this and are there for about an hour to hour and half.

Thank you for the information. The $150 is well worth it for all you do. We would always avoid the $49.99 special where a teenager shows up with a shopvac!
