Residential Estimator / Los Angeles, CA


Residential Builder seeks services of Professional Construction Estimator for purpose of detailed project budget development, and General Contractor bid preparation, for single residential job, in Los Angeles, CA

Project is ~4,000 sqft single family home remodel, with 2nd story add on; Architectural and Structural Engineering plans have been completed; total construction budget is roughly $450K; in Tarzana, CA 91356

Quantity Survey (“takeoffs”) of the plans to determine dimensions, all relevant unit pricing of the plan;

Recommended sequencing of construction activities

Prepare a detailed and current cost summary for the project, by 16 standard construction divisions, to include materials, equipment, labor, subcontracts, and any other costs affecting the project.

Develop contractual formulas for change orders, due to design changes and/or unanticipated conditions

Create subcontractor list for project and, and in consultation with owner, develop detailed subcontractor bid construction specifications, to supplement existing Architectural and Structural Engineering blueprints

Review contractor bids for accuracy and cost

Experience with Estimating Software, word-processing, and spreadsheet programs.

Preferably certified by the Association for the Advancement of Cost Engineering (AACE International), Society of Cost Estimating and Analysis (SCEA), or the American Society of Professional Estimators;
