Hey All....My finish Carpenter came down with a nasty disease and is no longer able to work. We are hoping he can get on disability as he has been out of work since april with no income!!!
I have a 12 unit condo building that is sitting with materials in it NOW!!! I've been working on it myself slowly this week but its gotta get done faster than I have time for. I'm going to have three four unit townhome buildings coming up after this one as well.
Each unit has 11 single doors with 2 1/2 colonial paint grade casing. 3 1/2 base through out. The units are about 1200 s/f. There is one 4' bypass door on the mechanical room. Three closets with a single shelf. The master closet has a single shelf on three walls. And one pantry with 4 shelves.
The kitchen and baths all get base after the cabs and vinyl go down and I will do that at the end so no one has to travel back....unless of course we get a local guy....then you can do it!!!!!!
My normal guy has been cranking these out in one day per unit buy himself and charging me $500 per unit.

at the very minimum 250 feet of base
34 lf shelf

17 lf casing for entry door
At least 6 window sills assuming beaded openings.

You were getting a bargain. If your guy dies I would find a way to rise him up from the dead.
I can easily do one by myself in one day....I just don't have the time. I am the general on the project and I have this building, three four unit buildings, and an office building going on in this subdivision as well as a 5,500 s/f custom that I am bidding right now and a house that I am drawing for a client so I can start bidding it out. If I didn't have all the rest of this going on...I would be doing the trim myself and put the $6000 in my pocket. I could finish the whole building in less than three weeks solo.
I'll bite! I do all of my trim pricing as a per piece or per foot rate. Here goes.
Hang and case single door. $40.00
Hang and case double door. $75.00
Case Exterior door $20.00
Baseboard up to 5" .85 cents per foot
Crown $3.00 per foot
Window Sills $25.00 each
Hope that helps. This would all be paint grade finger jointed or mdf trim. Stain grade would be about double!!!!

That's why we get them done so cheap. It it was a big custom home I would expect to pay at least double. I have 4 guys showing up on monday to start work at the above prices of $500 per unit.
By the way....we are still extremely busy here in utah. How are the rest of you guys doing all over the county? Maybe if the pricing wasn't so rediculous....things wouldn't be so slow????

You use paint grade finger joint and MDF on custom homes? You are busy in Utah because those Mormon's keep squirting out kids with the 27 wives they have. BTW let us know if they finish by Wednesday.

I would be really interested to hear exactly what your agreement is with these four new guys. Are they "subs", or are they employees? If they are employees, are they covered under your worker's comp? Are you paying them under the table? If they are "subs", are they licensed? do they have their own worker's comp? are they insured? If they burn the place down, do you call your insurance agent, or your travel agent?
Licensed contractor with 3 employees. Little bit less than he normally works for where he is at...(two hours from me) but he's waiting for material on a big custom and has the time to come knock these out for me and it will keep him and his guys busy for a week. He says he will get 8 of them done in 4-5 days next week. He was referred to me by my friend that manages the lumber yard. Apparently does very good work for another big contractor that I know really well. So...he'll come for a week and bill out $4,000. Pay his guys about $1,800 in labor and make $2,200.00 for himself. Not too bad for a weeks work and a little bit of driving....instead of sitting around the house and grumbling because the lumber yard didn't get materials on a job on time.
I think you just aswered my question. $1,800 divided between 3 employees is $600 per week each. That's $15 per hour IF THEY ONLY WORK 40 HOURS IN THAT WEEK. I would be shocked to learn they accomplished all that work in a 40 hour week. So it's probably more like $10-$12/hour.If the contractor is keeping "$2200 for himself" That tells me that the $10-$15 per hour includes labor burden??? Worker's comp, payroll taxes, insurance? No way. Sounds like an under the table cash deal to me. Keep bragging about how busy you are breaking the law. Of course this might be an assumption, but based on the info you gave, it's a safe assumption. Smells very jack-leggish.
I might be persuaded to venture that way if there was a possibility of getting my foot in the ground. ie; underground mining. If there's a good chance of that happening, let me know.
Just had another guy call and say he'd be here monday morning thru wednesday....again at the price listed above. Thanks for all of the positive reinforcement. I guess our pricing in this part of the country is why I have 28 units under construction right now while I see post after post talking about how dead everyone else is. Oh yeah...80% of these units are presold....profit margins in the 20%+ range. Thanks for playing!!!
Here's an update on my finish situation. One guy showed up yesterday morning with one helper. They worked all day yeserday and today and finished 4 units. The helper was maybe 17 or 18 year old kid...so I assume probably $10-12 an hour hand. They probably had 22 hours total into the job as they were from out of town...assume $17 an hour to cover labor burden etc so he will pay out approx $374 in labor. I Can't imagine that he used more than maybe $50.00 in nails/brads. He'll bill me for $2,000.00 for the 4 units, so he'll make $1,576.00 for two days of out of town work. He probably spent $50 on gas and $75 on hotel.....so net to him is $1,450.00. I don't care what anybody says...$725 a day is dang good money!!!!
My other guy showed up and we each got one unit done. We are both much slower than these other guys, so we'll just end up with the $500 for one unit for one day. We should be able to knock out one more unit each tomorrow as well...then there's just the four units left which I guess I'll be stuck doing myself. I think I can keep ahead of my painters at this point since they will have 8 units to stay busy with for a week or so.
Anyway....that's the update of where things are this week.
They seemed to get alot done.. For a little more than 5 hrs a unit:blink: If the quality is there you got a helluva deal.. No disrepect and maybe prices are better up here, but we wouldn't look at them for that price.
