Contractor Wanted In The Los Angeles Area
I am looking for a reliable, honest and ethical contractor to build a long term relationship with for numerous/continuous single family residential projects. Currently, the projects are mostly painting, stucco-ing, carpeting, windows; ocassionally plumbing and electrical and in rare instances include demo and rebuilding. I am looking for someone to be my construction/repair/estimating "arm" while I focus my time on the Real Estate investing aspect of things.
Volume is still low right now (a project/house every 2-3 months) but it will be my job to increase that. Here are your duties and process: you will go cost out potential projects that I identify, I will include your estimate (and any of your referrals/"sub's") in my offer for the property, I purchase the property, you get the project and if things finish on time as we have planned I will certainly pay out an additional bonus. Up-front Stipulations (in no particular order): 1) expect to cost out several houses (currently, 5 a month and plan for it to increase as we grow) before one of my offers get accept (just the nature of the real estate investing game) 2) I want you to make a healthily/fair profit on projects but keep in mind if your estimate is high, we will never get the property (since my offer will be too low) - please don't waste both of our time. 3) I foresee a relationship where you will eventually learn what I am looking for in repairs of a SFH investment and I will provide you with an address and we will discuss your findings and come up with a good repair estimates for the offer 4) Initially to build trust and relationship, I will be willing to pay for gas and some of your time to inspect and cost out projects/properties together 5) As you have probably figured, this is not a full time job. I hope to build a good relationship with you and be one of your top customers by giving you all my projects I hope you feel I have been up-front and with my expectations. I am a guy that does good work, hard working and fair, and looking for someone that is the same. Please reply if you are interested and we can discuss further - I will be checking references.
