Just curious, but if you were working by the hour in Michigan, what is the rate, one guy and tools? I am comparing what you get to what we pay in Oklahoma.

I had a call from an investor, wanting to do a 20+ small spec home addition...so yep, wheels in motion. I don't have the guys to crew it, and I still haven't started my next spec homes yet...and anyway, I would rather build for me, then someone else.

I would definatly like some info, i am probably going to be heading somewhere else soon. haven't decided where yet. Oklahoma could definatly be a possiablility. are small specs selling out there? what size/price range u talking about?

Matter of fact, a guy I work with has a hot prospect for a ranch style custom, quick build, and if we can put it together, we may have something on tap. I build small 1200 sq/ft 3 bed/2 bath spec homes in the 85k range...so it isn't a lot of money, but it is work. My lead guy twisted off on me, so I am thinking about contracting the labor on a few small homes, and maybe the custom. I'll let you know.
