Pricing

Hey everyone, just trying to get an idea of what everybody else out there charges. Let's say an average P.T. deck with no railings/ w/ railing w/ stairs? I've been in business 2 years, and I want to make sure I'm not undercutting myself, and I'm fair.
thanks,
M&M

Re: Pricing

Usually when I'm not sure how to price I tell the homeowner to call someone who is.

What is average??
without railings or with railings??
How high off the ground??

Based on the information you gave there is only one answer.........................Anybody?

Re: Pricing

Is that a picture of a light fixture or something?

I don't think any deck should cost more than my first car did.

Railings should be free

Re: Pricing

PT Deck with no railings $800. With no decking $650. With stairs $25 per riser and $15 without any treads.

$1200 with girder and no footings $1000 with footings and no girder.

In this economy about three-fifty a SF you should ok.

If I can offer you more advise please let me know

Re: Pricing

Like I'm charging about $18/sq.ft, $12/ lineal foot for railing, I tack on a couple hundred for a set of stairs. Thats materials and labor for a P.T. deck no higher than 6'. Aluminum spindles I tack on another $2/foot, skirt is usually included. Just seein what ballpark you guys are pricing them at. thanks for any help.

Re: Pricing

Times must be hard if M&M is building decks. I thought he just did a song about Sarah Palin

Without deck boards, railing, stringers, treads, railing, or labor it would be $12/sqft but add for joist hangers plus O&P.

Oh, I guess I'll be nice, but in return I suggest three items - location in your profile, a proper intro in the correct area, & you pull a search on going rate & avg prices

I have that price beat - we have a guy around here that advertises full decks (materials & all) at 8.50 a SF & less - I doubt he offers a warranty...

On jobs that I physically work on I try to bring into the business $600.00 dollars per day. Comes out to about $75.00/hr.

Dontcha ya know that a 4' cantilever doesn't need any support - I do it all the time around pools - saves the HO money on having to buy a diving board

Re: Pricing

Here's what you do.

Figure up all the materials, consumables, equip rental, etc. you need to do the job.

Yearly salary you want to make / hours you want to work = your hourly rate

Annual overhead / hours you want to work = hourly rate for over head

Your hourly rate + hourly rate for overhead = hourly rate you charge the customer.

Hours the job will take you X hourly rate you charge the customer = "Labor"

Add "Labor" to Material price = contract amount.

Pretty simple.

Who cares how much everybody else charges. If you can't pay your bills & put food on the table what is the point?
