Price Help... Fence... Special
Ok this is for a friend of mine....
North Tarrant county Texas. He has over five hundred feet of fence. The job is.... Remove 135' of 3 1/2" 6' "dogeared" fence panels from existing metal polls, salvage fastner hardware, replace with prebuilt panels from Home Depot, 135' includes 1 36" Gate. Then prime and paint the replaced portion of fence. He has a stack fo $500.00 gift cards from home depot and asked if I would mind useing them to purchase materials. I don't mind at all since he is a friend but I want to charge a fair reate amd make good money and he is not asking for any special deal on labor, he just needs the work done and wants to get rid of some of the gift cards. I think this is a 3 day job tops for two guys. One @ $15.00 and one @ $13.00 per hour.... I don't expect to have to replace any poles, the wood is just starting to rot in areas and look bad overall. Any thoughts? Thanks in advance.... |

Where does a guy get a stack of $500 gift cards at Home Depot?
Are you sure that no alarms will go off when you use them? |

I have known this guy for over five years, We train in the martial arts together. He is CEO of a local PT rehab hospital. Totaly lagit..... Any thoughts on the fence work? I was thingking somewhere between $12oo.oo to $1500.00 labor. I hate bidding work for friends. He has the money and isnt asking for a deal, just wants to get the work done, I figure the labor will cost me a little less than $700.00 plus handleing the materials and dump fee's for getting rid of the old fence. Does that sound high to you guys? or am I leaving a lot on the table? Thanks again. |

Re: Price Help... Fence... Special
Your time seems reasonable, (if you're painting by hand).
But is $12 - $15/hr. reasonable rate for your labour? That sounds awfully low to me. OOPS I just noticed that's the rate your paying your labourers. Never mind. Last edited by Chris G; 09-10-2006 at 05:28 PM. Reason: Confused the hourly rate of owner and labourer |

Re: Price Help... Fence... Special
Here in Toronto I charge $5/ft to remove and dispose, including dump charges. 135x5 = $675.00
I pay about $6-8/ft labour to my subs. Say $7 so that equals 945.00, plus markup. I charge $6-8/ft for stain, including stain, (we don't usually prime) so another $1000, total plus or minus $3000 or so. |

Re: Price Help... Fence... Special
Thanks again guys, I just called him and told him $1500.00 for the labor and haul off and estimates the materials @ about $800.00 or so. He acted like I was high. I asked if he had any bids, he said he did and would pull them out tonight and call me back. I'll keep you guys posted.
BTW $1500.00 + $800.00 = $2300.00 / 135ft = $17.03 plft. no posts. |

Re: Price Help... Fence... Special
I know I'm probably going to catch crap for asking this on my first post here, but I give you my word that I'm not a H/O. I recently took over my fathers contruction business as he is getting too old. I have been running the show now for almost two years and I have made a ton of mistakes along the way. My younger brother works with me too. He runs the crew, I do all the sales, marketing/admin.
We recently started doing fencing along with siding and windows and remodels. (My brother knows his stuff and dad still pitches in as an advisor of sorts). So anyhow my brother knows fencing, he can build almost any fence out there, problem is is that I'm not real confident in any of the methods I have found for pricing it. I have been told to charge X amount per foot depending on the type of fence. I have been told to match my labor to the material costs. After reading this thread it appears that many of you have a different approach to pricing out your fencing. I understand the concept that I need to price it according to what I need to make to be profitable and solvent. But some different methods at how to arrive at those numbers would certainly be helpful. |
