Price Check


i have seen a lot of price questions here, so bid this deck. maybe one or more of us deck builders can learn something. keep it simple list your region and your price. start basic with this deck. no bs please.

#1 pressure treated deck

16x20, 320 sq ft single level, 36" above grade

36" high handrails;4x4 post carrdge bolted,2-2x4 rails, 2x2 balusters and flat2x6 top rail, all screw fastned

one set of 36" wide steps with hand rails ,both sides, three 2x12 stringers

24" oc laged ledger w/flashing

three 12" dia x 36" deep concrete to grade peirs, normal digging conditions

6x6 notched post on simpson abe66 zmax or like

one double 2x12x20 beam

2x10x16 joist 16" oc w/hangers

5/4x6x20' decking face screwed

material, labor, clean up..

I dont do very many PT decks so I am a little rusty on the price. But I would do it for the price I list (I dont know if anyone would pay it though )

Aproximately $6,200 here though I didn't include the steps...add an additional $80 per tread (lets say 5 so that an extra $400).

I'm crossville tn, here a normal price would be $4160,, and i'd say the most i could get out of it here would be $5120,,, Thats labor and materials.

Range from 4200 to 6400 depending on which part of western new york it is.

I just bid a 16X18 standard 45s on two sides for $5600 and lost it to a cheaper bid. I wrote them an email to see what they charged and they havent replied. I hate hack bidders. I will let you know if they reply.

I would charge 5900 for the deck extra for the stairs. Won't have too much trouble getting that in Richmond VA. Murph

Onehitch, where in eastern pa are you from? I am from eastern pa too and based on your first post you are leaving at least $7-$8/sq' on the table with that kind of pricing, the only reason I am even saying anything is because I don't want to hear it from customers how "onehitch only charges x, how come you are so much more". I assume you are getting your materials from AD Moyer???

Gentlemen this is a base price for a base model deck for me. i might build one or two of these per year ,and with my crew i can easily build one of these a day ,footer to cleanup. i have built three 30k+ decks this year and about five 10-15k decks. Bone saw i buy from several suppliers depending on their price per brand. i haven't ever bought from a.d. moyer. and i dont bid in chester county. A+ maybe you can come work for me.

A base price for a base deck here in Toronto, Canada would be around $5700, labour and materials.
One or two companies up here would try for around $6000. Unfortunately, there are a lot of "tailgaters" (off duty police or firemen, weekend warriers, unlicenced "carpenters" etc) who will work for cash and don't understand the concept of profit. Relatively speaking, I'll sometimes(often, actually), come up against someone who'll do it for $4000. So, of course this holds the price down for the rest of us.

We'd have to build it differently, however.
minimum 4 footings, 14-16" dia, 48" deep.
flashing is not required (most of our houses are brick)
Railing is normally 42" high, with 4x4 posts 48" o/c. No notching of railing posts or supports for beams
-galv nails and hangers.
Also, we can't get 20' long material, so we'd have to piece together 16' boards
This includes labour of $1900(we pay anywhere from $6-10 a sq ft, depending on the deck). A two man crew would take about 3 days.

Some interesting price differences...I never expected that there'd be several thousand between the high and the low. I'm curious as to the profit of each area. I work by myself and I would have pretty much 4 days into that job without breaking to much sweat. Materials would cost right around $2,000 leaving me with aproximately $4600....and I'm one of the lower bidders here.

From Massachusetts that would be $ 8,500.00. Would need to have 4 footings 48" deep.
