Out With The Old ...


So far every deck this year has been remove old rotted one first. What do you use for estimate - hourly or square footage? I have been using hourly but wonder if there is a better way to estimate more accurately. Also I have been including the disposal. One HO told me a guy quotd to remove but not dispose of materials. He said that was the HO responsibility. Don't understand that other than the guy didn't want to be bothered with hauling it off.

Hourly may save you if you came across unseen problems. But can you give an honest quote not being able to factor them in from the start? hourly may keep you from having to have a sq ft price adjustment for screwed down decks also. Sounds like a judgement call, go with what works.

Almost all of mine are demo and dispose of ALL of the old. I just cut the decking on each side of the joists. Makes little 14" blocks of wood to pile up and carry to a roll off. Then I sawzall the joists off and toss them. I just did one yesterday it was about 200 SQ FT and I took my time and got it all done and tossed in about 4-5 hours. Then I called it a day. The way I do it is most decks under 400 SQ FT I figure for a full day pay and a roll off. Then when I am done the day is done. Bigger decks I figure for 2 days and maybe 2 roll offs. Although this will all change when I hire some employees. UNLESS I pay per sq ft of demo and building.... HMMM.... I might do that then I can know what payroll will cost me before I even start.
