Agreed, rip that POS off and start fresh, it'll probably be cheaper in the long run. Plus lawyers don't care about waivers if there is a problem or accident, they go after the money and sue everyone, it costs you whether you win or lose.

One would have to go on
the assumption that there are
no footings there.
Looks as though one would
have to pull at least a third
of the decking to gain access
to bore down to bearing soil.
Appearances are such that stable
soil must be a looong way down.
Maybe some kind of helical piers?

We used to have a great toboggan run
at one of our parks when I was a kid.
Until the lawyers found out.

Saw that sign mannnny times
climbing back up the hill.

I'd bet good money the homeowner built it himself. There is no such thing as a waiver. If you believe there is you really need to talk to a lawyer.

I doubt there even are holes- To me, it looks like they mounded up some concrete on top of the ground and set a chunk of 2x6 into it to build off of. Give the homeowner a bid for a new deck, including complete demolition. What's the house like? any chance it was done by the same "builder"? something to think about while calculating a price for a new deck.

WOW! That is scarey!! Even without the drop-off it's hideous, but add that to the mix and YIKES....
I think we can all agree that the underground work is harder and less fun than the above ground work, so given what we can see above the ground here, it's a sure bet that the "piers" and "footings" are pure sh*t.
The ONLY way you should agree to do any work on that disaster is if the HO agrees to a TOTAL rebuild. Yes, work may be slow for you now, but it'll be non-existent if you try to build off of anything pre-existing. You're name will be mud. Either rebuild or run.

Joe, I can't believe you're that hard up for work to even consider that. SD is a big city, someone there needs a new deck, besides those folks.

Hey Joe Mon!!! Any thing can be fixed with all the dents in your hammer I am thinking you can make that thing look like a face up dime in a mud puddle.

Work is a little tricky here in Cow Town too but what the hay, its always been that way in the trades. Go Get Em Man!!

Naw JohnMon, I politely bowed out of that one. Patiently explained what all was wrong, and that it was the most unsafe deck I've ever seen!

it would be a challenge, but without proper footings, especially on that slope, why even bother fixing what's topside.

maybe I'll get called back for a total re-build but I doubt it.

RUN....turn and run. Hell...I ran away after just seeing the pictures.

Slow or not....don't work on that "deck" unless you're tearing it down and rebuilding

3 months ago I went to see a large deck about 8 years old in need of repair. It originally cost $20,000, and was on 3 levels. It was supported by 3 3x5 posts on 8" footings. The deck was so poorly built I told Mrs. Homeowner that the whole thing should be torn down and redone. I refused to repair it.
2 months later the husband called to get an estimate to fix. I told him I'd already been there and that he should not allow anyone on it and it should be torn down.
"But I paid $20,000 for it. It's a good deck!" he said. I told him I couldn't accept the liability if I even touched it.
I'm sure they found someone to fix it.

What a waste of material. They actually spent the money on a composite and now have a worthless deck. Can be fixed, but an awful lot of jacking, blocking and digging. End up costing them twice as much as having it done right to begin with. Also agree that I wouldn't trust how deep the posts are set
