General Contractors!


I have another question.
Anybody here work for a general contractor to build decks?
If so...how much do you charge? or what percent of gc's profit do you take? can u give an example?

It's been quite a few years since I did any work for a GC...last time out was $6 a sq ft for decks (labor only). GC was responsible for having the pilings set (8 feet deep).

if you can help it, don't waste your time with builders. one direct sale to the homeowner could earn you the same as three or four builder jobs. but what do know?

Profit is something you earn on your end or price. You won't know what the GC charges, so you won't know the breakdown anyway. If we sub anything out, I negotiate the price, and generally upcharge 10% or more, depending on how much I cover for the sub. One thing some GC's do, is try to collect back end from the sub. I never do that, and I wouldn't work for anyone who would.

Depends if your builder likes to give you some extra gravy if you mash hard enough for him or her.

Here here. You have to do the work without deposit at low margins, invoice it, wait for your money, wait even longer for the "holdback", do sometimes petty warranty work, pay your suppliers sometimes even before the owrk is finished, and take a chance on getting paid. In 1995, a builder stiffed me for $100,000.00(I'd been working for them for years, but the new contracts manager was an asshole). It cost me my house.
Today, I do mostly residential work.
