Deck Advice

I am going to do a job on a deck that is 10 years old. Some mildew and chipping paint. The deck is about 250 sq. ft. Should I sand the deck with a belt sander and than paint and water seal or should I use a power washer? What would be the best way to attack this deck beast. I am completely open for all opinions and am grateful for all suggestions.

Re: Deck Advice

Without seeing the deck i cant say what is best for the job. The advice i can give is that a pressure washer will be the quickest way to go but make sure you set the pressure so that it wont blow out chunks of wood. As far as using a beltsander, well unless you are skilled with a beltsander you can do some serious damage, maybe a palm or orbital sander would be the way to go . good luck.

Thats a pretty small deck that looks like it may cost quite a bit because of the prep to bring it back to life. I hate it when people paint decks. Decks in my opinion should be cleaned/stained with a oil based penetrating stain when they are new depending on the species of the wood.

I used to always be in custom homes where they would spend several thousand dollars on exotic wood front entry doors and have them painted. What a waste.

Clean/scrape off high spots where peeling/scuff sand with a very fine grit paper or screen to feather in spots, but do so lightly and repaint. I do not know what to tell you without a look. This post will seem vague and not too deep.
