Composite Decking


Often when doing "other work " on high end homes ,we are asked in casual conversation what a "ball park " price would be for replacing the 10 year old 5/4 pressure treated decking w a Trex like product & replacing the railing w/ white vinyl
I'd like to be able to calculate a quick sf/lf price in order to judge the reaction of the consumer before devoting too much time to theire kickin' types"

Well, you'd have to start by figuring out how many hours you'd have in removing the decking, installing the new decking, and building the new railings. Add for materials, markup for OH&P, and if you want to make that into SF pricing, divide by the SF of the deck.

Other than that, any numbers you get here will be useless- especially since you haven't told us where you are, whether you sub or perform work in-house, what your overhead costs are, etc- so how can we say what that work is worth to your operation?

Take the time to sit down and draw prints for an average deck. Then build your material list based on that. Dont forget to add stuff like nails, screws, lags, hardware to that list. Add a little extra for things you forgot. Then figure your labor. Then divide by your SQ FT. Then come up with add ons for example I have an excel spreadsheet that I use. I put in the dimensions and it tells me SQ FT and then plugs my SQ FT pricing numbers into it. Then it asks how high the stairs are and figures the number of stairs and mutiplys that by my stair cost. Then if I have a tear off it has a SQ. FT. price for that too. If the deck is higher than 5' it adds about $3-4 SQ. FT. and so on. If the job is going to be a real pain (material drop is going to be FAR away) then I add some more on based upon the SQ. FT. again. This works good for fairly accurate ballparks.

With these 10 year old decks I hope you plan on replacing the frame as well. Why would you want to put a 25 yr product on a frame that only has 1-5 more years in it?

Figure $ 25 sf as the number to plug in to remove & replace the pressure treated
Good point on the degree of difficulty will have a sliding scale increasing in 10 % increments from hard,harder,hardest

Is that your labor only? My total cost is closer to $40 a sq ft but that includes a FULL rebuild I dont reuse a single item from the old deck. And that is based upon work like what is on my website. And most of those are correct deck composite with matching rails and metal balusters.

The above stated price was NOT based on any framing changes**
The above price was independent of the railing pr lf $$
