Better make it more than that. Thats $35 a sf! I don't think I would do that for a ground level, let alone add brick collumns.

In a situation where you are trying to salvage a deck job on a poorly planned/built home your best isurance will be a deck plan that is engineered, permitted and inspected if you feel you can do good work. - You will have to deal with the HOs that probably have run out of money/financing that have great expectations.

That is the second hurdle to face after you have someting specific to bid on. After that, the best salesman and person with the biggest mistakes (the two combined) will get the job. Don't try to design it yourself!!

Greg, when you posted your reply to the thread, it was exactly what I was thinking in my head. I have also done the same as far as misjudging a couple of customers. Now I really don't have that problem as I have been charging for estimates for about a year and a half now. It really does weed out most of the tire-kickers.

Absolutely! I've saved a lot of time by charging for a written estimate this year. The tire kickers seem to stop at this door all the time!

I do spend a few visits with these folks before the fee is due but, it's always mentioned up front.

Yeah, you're right! I didn't even do any math, I just looked at the back of the house and took a WAG, but I was way, way low, wasn't I.

That's why I NEVER EVER give out pricing verbally. I still can't guess right!

I am nowhere close to being the lowest bidder.

We go out to house where the basement and decks aren't like the one pictured and when ask why the builder did not finish them and then they reply the builder want *** amount for the basement/deck and I am thinking wow the builder was swinging for the fences on that quote.

Maybe its away for builders to make premium dollar on the basement and deck finishes because they assume they have the homeowners locked in

THose are some cheap ass basemaent doors. I dont think they could afford a Hammock from Rural King!!!

I don't think money is much of a problem. I know things aren't always as they seem but I am not worried about these customers. By the way. Thanks for all the input!
