Missing "as-built" Drawings

Hi guys,

I own a house which i want to get renovated. I don't seem to have any drawings that show a complete panel schedule. All i have is a damn picture of the panel. My cousin's a big shot engineer and his dumbass can't figure out the best way to make new construction drawings without knowing the exact loads on the existing panel. If anyone has any idea of where i can go or who i can ask/hire to get me that information.

thanks,

You can make your own drawings from MS paint I made a home made set of symbols etc, when you say you need a panel schedule do you mean a CAD program? If not just make your own, laminate it and attach it.... I'd be happy to share the CAD, I assume you want to make drawings to submit for plan reveiw ?

I think it's a DIY question, he's probably looking for this (see below). Most any electrician should be able to do it for you.

Missing your 'as-builts' for a house? I never knew there was such a thing for a house. Maybe a mansion.

Re: Missing "as-built" Drawings

Okay. Maybe i should be a little clearer. There's an existing panel and we're going to connect additional loads on to it. There is however no documentation showing what's already connected to it except for the table in the panel itself stating what it serves. How would i go about creating a whole new schedule along with the new breakers and loads without having a knowledge of the stuff already connected to it? do i have to go around the house and tally up every single piece of electric equipment?

The electrician adding the new breakers will be able to figure all that out for you.

Re: Missing "as-built" Drawings

You dont have to calculate the branch circuit loads in a dwelling like you do in a commercial occupancy. It's all in Article 210, is that what your trying to do ? Dont get me wrong, dwellings have branch circuit calcs too, I think thats what your getting at or am I misunderstanding too? I'm confused as to what your finding to be so difficult. Maybe you could make your post a little more clear, or ask a direct question.

I think I know what he is trying to ask. correct me if I am wrong.

if your service can handle the new electrical load/s?
if yes you can take reading with a meter at diff. times of the day and average them out.

its a loaded question. are you adding a lot? a little?

Re: Missing "as-built" Drawings

Every house I have bought to live in and remodel, I have gotten the wife to stand by the breaker box while I go around to every single outlet, every light, the furnace, the outside lights, etc...

Write down all the circuits and write down what is running on what. I eventually added 13 new circuits to my current house, and knowing what was what was invaluable, it helped me find the circuits that were over loaded so when we were in the walls at some point they were moved, or split... etc...

Never assume any builder set up your house perfectly, never assume at all especially if there has been ANY remodeling at all. I found 1 circuit with 20 things on it!

Shouldn't take you more than 30 minutes to do it.

That didn't dawn on me until just now. A person who lists their trade as "electrical" asking this question. Maybe they're in a totally different end of the trade?
