Question

I Know This Isn't Smart But.....

I have been asked to give an estimate on a restaurant that has been burned out. The problem is that there are not any drawings yet. They (an insurance adjuster) just wants a very rough ballpark price, it would not be contractually binding in any way.
It is full service with a bar, probally about 150-200 person capacity ,and attached to a hotel. Located in Michigan . Maybe 12,000 to 16,000 square feet. Any ballpark square foot prices?

Tell him if he wants a ball park, hire a baseball team. There is no magic number.

What is going into this restaraunt? Kinda hard to bid/estimate if you do not know what you are dealing with.

Ballpark: Somewhere between $100 and $1,000,000

Depends on the definition of ballpark.

But really tho, I wouldn't tell them anything, contractual obligation or not. That's exactly the kind of thing that has you and the other higher ups of your company standing around a year later, after the work's done saying: "I KNEWWW we shouldn't have said anything, cause now they think we have to stick to it....Well, you guys ready to go back in there (courtroom)?"

If he is any kind of an insurance adjuster he should have a ball park figure somewhere. They don't base their payment figures on ball parks.

No Prints = No Price. The insurance Company is out to cut it's losses and wants you to help them do it.

10 to 20 million should cover you, at least until the prints are developed.

I'm really with the guy above using the infield fly rule.

Quote:
Infield Fly Rule

The infield fly rule always seems to be a point of confusion for players, coaches, and parents watching a game. The purpose of the infield fly rule is to prevent a defensive team from purposely dropping or not catching an infield fly with the intention of trying to turn a double play.

My suggestion is to write the estimated price you figured on a piece of legal paper and don't sign it. Do not use any type of company letterhead or anything else affiliated with the company. I would not even put the company's name on it. Just give him a piece of paper with numbers on it. This doesn't include fire alarm system or any other special systems. Use the standard method to calculate the load (square footage) and worst case senario for lighting or highest priced. Feeders and branch circuits figure worst case, equipment load and connections the same. A/C load worst case. Roof and ceiling heights worst case.

Is anything left of the bldg? Is the hotel multi-floored? Is it part of the same system (load)? He would not like my figure I guarantee it (I like that multimillion dollar estimate). I would figure union wages and benefits.

Thanks, your replies are exactly what I was expecting. I've been reading this forum for along time and knew that this would confirm my thoughts. I think that I'll go with twenty million, if they ask me to draw up a contract then lunch is on me. (in the Bahamas)
