Estimate Help


I just ran through a bid for a 15,000 SF furnature store. It has a 120/208V 4 wire 600A service. 29 low bay 208V lights. 19 12oV Flourcents, 3 wall packs, 9 exit/emer lights, 30 duplex outlets, 10 3 ways, 10 sp, 10 GFCI outlets, 208V 200A A/C unit, 175A 208V A/c unit, 6 lighting contactors, and so on.

I bid 4 guys for 2 months each.

Question is does anyone have a means book they may be able to double check my price against? This is the largest job I have bid to date. Im a little nervous on this one. Thank's very much for any help.

I never use their $ values anyway
Labor hours sound low, though
[or you guys are way more efficient than I am....]

I have completed the estimate. Not looking to get exact just something to compair too. I have no other jobs this large under my belt to use as an example.

I can tell you that if you plan on spending 2 months in there, you'd better forget about getting the job- a 15,000 SF furniture store fitout probably has no more than 2 months for the entire fitout.

I moved here from DE. I worked in Philly, N.J., DE, and MD. In those areas a 15,000 sf building is from start to finish about 2 months. I worked for a company that would do an entire 100 - 200,000 sf building in about 6-8 months from ground up. When I moved to this area of TN. I found some things to be differnt. The most noticable is the same size building takes 2 to 3x's as long. I'm still not 100% sure why. The fastest I seen something go up here was a Super Walmart that took about 8-12 months from start to finish. I figure this whole project will take about 6 months from ground breaking. I think the largest electrical firm here has about 6 employees.

My estimate came up to around $120,000.00 I tried not to post the #'s hoping someone would have checked a means guide for me and shot the # out. I would have just bought a pricing guide myself but only had 3 days to get it done. Shipping for overnight was $49. Does that sound about correct? Thank's for any help.

If your number is not correct, there are those out there that will use your low number to get themselves a job and not worry about how it turns out for you. Unless you are comfortable with any losses on this job being chalked up to experience or education, maybe you should just work up the price on a few jobs that you don't bid and then find out what they actually went for. You could just add something to this price and not be so dissapointed if you don't get it. I know this is not what you wanted to hear, but you probably already knew it anyway.

Not really worried about compition down here. I got this from the GC and I am the only bidder.

Ken, I'm not an elec contractor by any means, however I sub my elec as well as do it myself. I think even for comercial work ya might be about 10 to 15 % high, thats if the material winds up at 30K as Robert guesses.

But I think it's good to be high.

If I was you I'd break it down to every bolt.

It's closer to $65,000 in materals. They had an engineer design the building. They have some stupid engineers thats for sure. I told them the price could be dropped by quite a bit by tossing the prints. They have two panels alone thats going to need custom built by SquareD. I was like for a furnature store I have to get custom panels? Everything in conduit not 1 piece of MC or anything for that matter. I would have to pipe in every switch and outlet through the metal studs. The engineer completly forgot about site lighting unless you count the 2 HPS 150's at each of 2 doors. Had no lights for the roll up doors and not 1 parking lot light. They even designed a shower in it. I guess for the owners afternoon quickies.

If that is your materials cost, I would suggest you are WAY low ...
Conduit is time consuming - EXPENSIVE
