Prices Etc. For Texture Ceilings
I have been doing taping for some time and recently purchased materials to do texture ceiling as well. I am wondering what is normally charged for ceilings. I start at 75 cents a sq. ft for taping (higher depending on drywall, etc.) which includes supplies. Would texture ceiling normally be less than the taping... or more???? I don't do any painting, but would I be expected to do the primer coat on the ceiling before the texture, or would the painter just do that and then I would come back and do the spraying when it's ready? Any suggestions would be great!

I think your question s a little misunderstood, which is why no one is responding. Rephrase the question and I'll try to help you out. I think you mentioned primer before texture? That kinda threw me off also.

I always let the painter come in after me so no need to primer thats his deal depends on the size of lid new home or old one with all there stuff in it ? masking and moving things take time charge for that but a 20x20 room cleaned out 200-250 it shoud only take about 15min to shoot it and then your clean up time your time to get to the job so if you think thats low add 150 to it but dont primer for free not your job hope this helps remember to add some water to your topping befor you shoot it should just about run off your paddel and your air set it at 50-75 lbs need more info let me know

As for the primer, I've always heard that you should put a coat of paint on the ceiling and then spray it. Had a couple customers ask if I did that coat of paint as well. It's just if I'm taping the house, I need to almost go home and then come back for the ceilings after the painters been there, which is fine as I hate painting. I just quoted a job at 60 cents a square foot for taping the ceiling and then another 60 cents for spraying and it's a fairly large job. That's $240 for 20x20 room, so I'll see how that goes. |

Your "texture" description is lacking. Is it a standard spray-on, a popcorn, or a brocade? Around here, texture is the standard, with a hopper gun on tract homes otherwise brocade.
With these textures, the texture itself is just drywall mud. If your mud won't stick when texturing, why would it stick when taping and finishing. It's the same product in the same location, just applied a little differently. Depending on the type of texture, you may not need as high-level of finish, so you have a trade off. |

Here's what I would do my friend. Rather than apply a primer....I take some 20 minute durabond Easy sand, mix it in a bucket a little on the wet side and preceed to roll it on the area you are about to texture.Roll it clean and a little tight just as if you were using thick paint.when that dries, dust it off very lighlty with a sanding pole and if it looks smooth, spray over that. I always use that easy sand as a "tack coat". Sometimes I do 1 rough coat, than I skim over it before spraying it. As far as cost goes. Forget this square foot thing....you should know how long it's gonna take for you to do it so add your man hours times your desired hourly rate PLUS the material cost. Take that total and add a 20-30% buffer. Good luck.

Thanks for the advice! That sounds alot easier. As for the sqaure foot thing, customers always seem to want to know how my price is made up, and if I tell them I'm factoring $60 an hour they think it's way too much, but if I charge 75 cents a sqaure foot they think they are getting a great deal, even tho sometimes that works out to $80 or more an hour for me. I always factor in how long it will take too and just try to convert it to some sort of footage price to explain it to the customer.

In BC, the texture usually goes on the ceiling after the painters have painted t he walls. Then the texture guys come through and paint the ceiling and then texture it. Practise with the texture machine before you do the job though as most texture (in the Lower Mainland) is really fine. If you could get the painters to prime the ceiling that would save you some time.

This house I am at right now, the painter did not want to paint the ceiling and he wanted the ceilings done before he painted the walls. So I ended up bringing another guy in to paint and texture the ceilings. Painting the walls first makes way more sense to me, I'd imagine it would be difficult to paint up close to the texture ceiling after. For the fine texture how well do you finish the ceiling? Seems it would almost have to be done as if the ceiling were going to be just paint. Some texture guys say my ceilings are done too well, other's they want more work done. |

Oops got my provinces mixed up, in BC the texture goes on then the taper sands then the painter comes in. When I lived there, the ceilings had to be finished really well before texture as the texture is REALLY fine. Here in Alberta we still have popcorn texture = one coat on the flats and butts and nails on the ceilings. Even the knockdown and splatter cover more here than in BC. God, I love Alberta!

I have sprayed ceilings in vancouver b.c. as well as a few in Kelowna over the years.When i price a reno or small basement suite i just think .. ok 4 hrs work at 60 hr plus materials and add afew extra for good luck as for apartments and new homes i sub off the drwall company for 23 24 c a foot but i also spray over 300 houses a year and highrises,apartment blocks for the same companies. also i am a freelance webdesigner and could do a really nice website for you cheap if not free just sand your ceilings before i get there and don't put your polesander right into the angle keep it out from the wall a bit so my paper and tape stick hehe |
