Placement Of "Fire Rated"


The house has an attached enclosed garage. (carport enclosed to make a garage)

I understand the garage and the living area must be separated by 5/8 Fire Code drywall.

My questions are where and how !
On the living area walls inside the house,or in the garage on the walls ?

Must the ceiling of this garage also be 5/8 even though we had no intention of removing the existing 1/2"?

Can 5/8" Fire Rated drywall be used as an overlay in these situations? (the garage walls are currently paneling)

I understand the door from the living area into the garage must be a steel fire rated door, is this correct?

Another subject, is there any detriment to hanging the drywall and waiting
a few weeks to tape/mud?

Any tips for hanging drywall in a 30 degree environment in side house ?

Last one, when hanging 12 ft on ceiling is is necessary to "stagger" the panels.

1. On the garage side.
2. No, as long as there is no second story living space.
3. Yes
4. No
5. No special requirements for hanging, but finishing requires heat.
6. Yes

Im not sure there is 1 rule for every city check with the inspector.

Me thinks he is a Realtor trying to flip houses / DIYER, not a contractor

I know that in Alabama a Realtor can build on there own property & do any maintenance without a license on their own properties only - A Contractor can work on anyones property

§RR309
GARAGES AND CARPORTS
§RR309.1 Opening protection. Openings from a private garage directly into
a room used for sleeping purposes shall not be permitted. Other openings
between the garage and residence shall be equipped with a 45-minute fire-
rated door assembly equipped with a self-closing device.

§RR309.1.1 Duct penetration. Ducts in the garage and ducts penetrating
the walls or ceilings separating the dwelling from the garage shall be
constructed of a minimum No. 26 gage (0.48 mm) sheet steel and shall
have no openings into the garage.

§RR309.2 Separation required. The garage shall be separated from the
residence and its attic area by horizontal or vertical separations
conforming to §RR309.2.1 and §RR309.2.2.

§RR309.2.1 Vertical separations. Where partitions are used to separate
vertically an attached garage from a dwelling or its attic, the partition
assembly shall have a 3/4-hour fire-resistance rating.

EXCEPTION: In lieu of providing partitions that have a 3/4-hour fire-
resistance rating, one layer of 5/8-inch-thick, Type-X, gypsum board
maybe installed on the garage side and one layer of 1/2-inch-thick,
Type-X, gypsum board maybe installed on the opposite side. Application
shall be in accordance with §RR702.3.

§RR309.2.2 Horizontal separations. Where horizontal construction is
used to separate the garage from the residence or its attic, such
construction shall be protected with one layer of 5/8-inch-thick, Type-X,
gypsum board, installed in accordance with the requirements of §RR805.1.
Openings in horizontal separations shall not be permitted except where the
residence is otherwise protected by vertical separations. Where the
horizontal separation is a floor-ceiling assembly, the structure
supporting the separation shall also be protected by not less than 5/8
inch (15.87 mm) Type-X gypsum board or equivalent.

§RR309.3 Floor surface. Garage floor surfaces shall be of approved
noncombustible material.

The area of floor used for parking of automobiles or other vehicles shall be
sloped to facilitate the movement of liquids to a drain or toward the main
vehicle entry doorway.

§RR309.4 Carports. Carports shall be open on at least two sides. Carport
floor surfaces shall be of approved noncombustible material. Carports not
open on at least two sides shall be considered a garage and shall comply
with the provisions of this section for garages.

EXCEPTION: Asphalt surfaces shall be permitted at ground level in
carports.

The area of floor used for parking of automobiles or other vehicles shall be
sloped to facilitate the movement of liquids to a drain or toward the main
vehicle entry doorway.

§RR309.5 Flood hazard areas. For buildings located in flood hazard areas
as established by Table RR301.2(1), garage floors shall be:

1. Elevated to or above the design flood elevation as determined in
§RR327.

2. Located below the design flood elevation provided they are at or
above grade on all sides, are used solely for parking, building access,
or storage, meet the requirements of §RR327, and are otherwise
constructed in accordance with this code.

The easiest place to find your answer would be to call city hall where the house is located and ask what the required specs are.
I am in minnesota and to give you any advice on building codes where ever you are would be pointless, every state has thier own uniform building codes .I would bet your state or county has a website with this info.
