Need A Little Estimating Help


i am building my own home and i am contracting out the sheetrock but the bank needs a material list and cost.. i am trying to figure how many 5 gallon buckets of joint compound i will need... can someone tell me how to figure this i know i have seen a thread on here before about it but i have used the search button and cant find it anywhere.. thanks in advance for the help.

Bank don't need the material list, they need the job cost i,e Excavation total $$$, foundation total $$$, Framing total $$$,etc. They need the total number for the whole house...If you get the loan, then the bank will do inspection and give you a check after each phase is complete.

the paper they gave me has it itemized... it has sheetrock material_______ sheetrock labor______ everything is separated like that... its pretty detailed...

Here we go again. I thought banks learned their lessons with owner built homes in the 80's. If your're subbing the drywall out have your sub give you an itemized bid. If you get one to do it don't nit pik him about the costs. The bank wants to know how much mud you will use? Sounds like you don't have the loan yet. Try checking with your local supplier(s) for quantities. Sounds like the bank is making you do a circus act.

ok let me clarify.. this isn't your typical "owner built" home... i am not a gc but i am a roofing sub.. i have alot of connections in the industry and we help each other alot on personal projects... the sheetrock guy hooks me up on my house and he calls me when he needs a roof... saves me money on hiring a gc... my house is 40% complete and now i getting a loan to finish it... the bank didnt ask "how much mud" they want a list of items priced out... example: flooring material cost... flooring labor cost... i have seen these cost estimate sheets on alot of homes built... maybe my bank is different than your bank? its a credit union so i dunno? i am not a hack HO trying to build a house here... subs will do alot of work for me but on their off days... i will supply all materials... i got to turn this in tomorrow morning is why i asked on here instead of waking up the rock guy to ask him..

I suggest you start planning a little more. I don't think that this magically crept up on you at midnight.

Those estimates you speak of the bank wants are called "Contract Line items" and they are on specific loans usually to builders that need the items broken down so they know what to pay you when it comes draw time.

Sorry, but you sound a little over your head in the GC department. Talk to your friend tomorrow morning. Banks don't open up until 9, I assume he gets out of bed before then.

There's a rate for drywall material in the book, Craftsman National Estimator, or Means estimator. But don't you need a drywall sub to quote you the cost anyway? Ask your drywall sub to itemize that out. Or even if you want to do the work yourself, the bank will tell you to get a quote from a sub in case you break your leg or something and can't do the work. That's what the bank told me once when I was getting a new construction loan.

ok no offense but how does me asking how much a bucket of mud will cover qualify me as over my head? it was a simple question... no this didnt just creep up on me i am just finishing up everything tonight... this isnt my first rodeo on planning jobs and stuff i just needed to know how many buckets so i knew how much money to figure in for sheetrock mud? thats it... and by asking that question i get the idea yall think i am over my head or i am a lesson the bank should have learned about in the 80's? i understand some GC's dont like guys like me because they dont get the job but i not made of money.. a dollar saved is a dollar earned? i am not new to this.. i planned out my parents home it was 2500sq 2 story fine house.... we were the gc on it and it all went as planned and came in 40k under budget and appraised for 120k over cost... i am not green to this i just had a question.. i mean no offense to nobody but i dont like people assuming stuff about me

YW, the bank may ask you for a sub-contractors quote later. They did that to me, first they told me for just an estimate, then they wanted a signed quote for every task.

As a remodeler, I go by the room. I figure two boxes of mud for a standard sized bedroom. But it depends on a few things, how straight your walls are, the straighter the walls the less mud you'll need. Depends on the level of finish, level 3, 4, or 5? And depends on the number of seams. My estimate book says 5 gallons per 1,000 SF, but that sounds low to me.

Nice attitude.

You have procrastinated. This means to me you have poor organizational skills. That's kind of necessary for a GC

This has ZERO to do with your work skills. You are more than likely a fine homebuilder. But a GC?
