Condominiums
I have a question about drywall in apartments. First of all this building has two lower level garages, one retail floor, and 4 floors of condominiums.
The question I have is has anyone heard of triple layer 1/2 sheets on the walls facing the exterior of the building? on the set of drawings I have it says that all walls facing the outside have 3 layers of drywall. These walls are either in the corridors or inside the actual units. I've never heard of this, I guess it's becuase I mostly do residential apartment complexes in the suburbs not in the middle of the city. anyone here heard of this?? please educate me. |

It's a throw back because of the abuse of these inner city condos. When one layer gets worn out and ruined, they just strip it off and they still have 2 more to go.

is there a UL listing on the print? I doubt they would laminate 1/2" for a fire rating. maybe it's for sound-Kevin

well I spoke to my supplier and he says he has never done work on a city condominium units that require 3 layers like that. He says it may be a new code for noise or for fire rating, so I should just quote it.

oh i also saw on the scope of work something about a surfacer instead of skimming. anyone have any experience with this?? how much harder or more expensive is it?

Here in NJ we use double 5/8 on walls attached to the next building (row houses) & the same double 5/8 in all common area hallways for fire rating.

have worked on commercial jobs where we had to put three layers of 5/8'' on the ceilings. There was living quarters above and it needed it for the fire rating. two layers got screwed on, then metal furring strips on 24'' centers, then another layer. each layer had to be taped (not completely finished), and the final layer obviously had to be finished. pain in the arse!
