Commercial Drywall


What is the going rate to hang (not finish) sheetrock for commercial drywall? How much extra is it for ceilings? When bidding small jobs how much extra should you charge? We are in the dallas area, trying to start a commercial drywall company.

Check some of the back post here there is a lot of talk about priceing.
I was once taking shop with a union contractor and he said he charges $35.00 a board to hang.It was a few years ago. But our prices done go up that much.

I keep using those rates and it is just a 1000 sq foot ceiling with metal stud framing and the price keeps coming up to around $1000, we did a quote with material, labor, P&O, WC & GL, and mobilization and we were going to send in a quote for about $3000, I just thought the quote we are going to send is high by those rates. Thanks for reply.

Everything is a factor.Have you worked for this guy before?Is this your frist job for him and you want to keep him? Is it just basic, no ins and outs.

1000 board is only 25, 10footer.
Can two of your guys do it in a day?

We did a smaller job for them before (they gave us price), yes we want to do more work for them it is water treatment so there are a lot of electrical in there will prob have to go two days one for frame, one for sheetrock and bead. This is just the first job with plans and us having to do the take off and purchase materials. We are not wanting to bid to low or to high. Thanks for your help!

There are SO many factors to figure in.

Are you dealing with straight board or do you have a lot of soffits? is it standard bead or bullnose? is this light or heavy gauge framing? Scaffolding involved? Does your supplier have easy access for delivery or will they have to carry materials, they will upcharge. 1/2'' or 5/8''? Any fire rated walls? Are you going to the decking with the framing or do you have to run supports from the bar joists?

There is just SO much to factor when it comes to commercial installation, and trust me it will make or break you should you get the job. I would be VERY VERY cautious when you bid this, and with you inexperience on the administrative job I would go higher to be on the safe side. I would rather bid high, not get the job & make nothing, than to bid low, get the job & lose my ass.

$35.00 for commercial? Rates must be very low out there. Residential here is going $40.00-$45.00. I am between $55.00-$70.00 a board for my work, though I do larger commercial work. I did do a treatment plant in Washington a couple years ago & I believe the project was around $110,000.00 for the entire plant renovation, relativly small considering.

Anyway, my advice is to be cautious and seriously take into consideration EVERY aspect that could cost you time, money and/or material.

Okey..thats hang and finish.
Lets say fit up.10 foot stand up ceiling 9 1/2 .No topping off.
So it would be 55 to hang and 55 to finish?
Or is 55 for both =27.5 for hang and 27.5 for finish.
No talking material just labor.
I would think MD and NJ are about the same in price.
And Mud Master are you guys union?

That is my error Al, I didn't see that he was just asking for hanging price, or if I did I forgot.

Basic stand up board, no topping off, no finishing, no furnishing of materials..Just to hang I am around $28.00-$36.00 a sheet, so I would venture to say if I was not supplying material I would be anywhere from $25.00-$32.00 depending on complexity. But again, if I have 30' curved soffits encompassing 1000sf, I may be closer to $40.00 a sheet just to hang. Each project is unique, even when I do pad sites I may have two properties that are 200,000 square feet with the same layout and specs for the shells..but things will still be different, especially when it comes time for fit outs.

And no, I am not a Union Contractor. I am an open shop with some government jobs earning prevailing wage. I run 68 guys on the payroll and have had as many as 300 people on site with use of subcontractors.

Really there are only three Union interior contractors here in MD. Clevenger Corp, E.L. Stebbings Co. & Winchester Drywall. Even Manganaro, who has more employees that all three of them put togeather isnt union & they are the biggest interior contractor on the East Coast with 3500 employees. I know they are in Boston as well, however I do not know how many workers they have up there.

I have worked for Component Assembly System,Inc. They have a office in MD.We worked at the Newark Airport here in New Jersey. How far are you from Elderburg MD? I have a ungle who lives there.

This is a book with complete estimate price for each sequence of any construction work.There is different book for each zip code ,or i should say ,it is accomodated to people who live there.

Regarding drywall hung and finish they are very clear and precise,with prices and what this prices includes.

Also you could find any other things you may need ,in case you decide to check some other field of interest.

At least it can tell you where you are with your prices.

I'm about 45 minutes from Eldersburg. I use Eldersburg Building Supply for alot of my material, though they have a yard closer to me I have been up there before for different reasons.

I did a couple strip malls in Sykesville also, and thats just a hop,skip & a jump away from Eldersburg.

We have a drywalling contractor we use, he's fully insured, they're not illegals and do very clean work. They charge $10 to hang $10 to finish.
