Saving A Garage
I looked at a garage that is racked and leaning. It should be knocked down and rebuilt but the town will most likely relocate the structure bla,bla,bla so I was asked if I could save it. I looked at the garage and had the HO dig a section of footing only to find NO FOOTING its a 90 year old structure it looks like it was built on the slab. I was thinking of pulling the roof to relieve weight and correct framing, temp bracing and pouring point load piers in which I can create a post and beam type structure. Can anyone tell me from experience if its worth doing like this? What can I do to fill the void in between the piers? The existing plate appears to be sitting on the slab.

You need to give more info on the garage such as length, width, etc., Any photos??

I just turned down an offer to bid on a similar project last week. I'm not willing to put a warranty on a substandard foundation.

Its a 2 car 18 x 21 with a gable roof. I figuired on pulling of the roof frame because the roof is 2 x 4 rafter 24" on center and only 2 2x 4 collar ties that are broken. Its twisted and in poor shape ---if pulled off I could reset/sq the walls much easier. I agree I really dont feel up to this I would rather knock it down.

It's probably cheaper to knock it down and start fresh.
Why do they want to keep parts of it? Are they trying to grandfather in a setback or what? |
