Reuse Foundation Of Burned Down Garage?


The answer may be "structural engineering evaluation" but I got to ask. I'll also ask my building inspector when I get the permit.

Has anyone built back on the concrete block foundation after a fire?

Sometimes...but sometimes it anneals metal making it softer. That would be issues with the anchor bolts etc.

It's the CMU's that are really the issue. I believe it's about 2 blocks and a cap block high. Not to worried about the slab or footers.

Meeting my mason there in an hour to evaluate some.

The first ? is does it meet today's codes, if not demo time.

Why not rebuild with FIRE resistant materials like CMUs and masonry?????

It was only about 2-3 years old built to current code. We decided to go ahead and remove the 2 courses of CMU's and go back new. Lots of cracked blocks on 2 walls. It's only about 150 blocks.

Owner doesn't want 8-10 ft high CMU walls. It'll go back same as before. My mason will be there with his Bobcat Wednesday.

Slow learner. IMHO

maybe install a wireless smoke and heat alarm that alerts the home
as an upsell?
