Question On Residential Brick Veneer


Guys,

Recently I have been reading/hearing that the standard airspace for behind brick veneer is now 2".

We'll be doing brick veneer on all 4 sides of a residential ranch house. The plans call for the foundation to be 10" wide. This, of course, will not allow for a 2" airspace.

Can somebody help clarify the airspace mystery here?

Also, the architects plans call for no base flashing. This is normally something that the architect specs, right???

Sounds like a poor set of plans with no flashing. Do the plans specify a 2" space or not. Is there a detail that shows the brick ledge, lack of flashing and a 10" foundation wall? If not, throw it back to the architect to determine the detail and get you off the hook for the responsibility. - What kind of ties are specified?

Some codes permit a small (less than 1") space, but most codes and standards are going toward a 2" space. This is a result of the slop in the space that greatly add to leakage problems even if there is flashing. Not having flashing and weeps is even worse since it leads to bigger problems like mold and rot.

The good thing about the 2" space is that you will have better looking knuckles.

If you get permission, you could always hang the normal size brick out over the foundation wall a little to make brick work a little easier.

I'll be reviewing the plans this weekend. With a 2" airspace, what the heck do you do around windows/doors?!

Excellent question.
If no one let the carpenters
in on this little gem the flashing
details will be nasty.
Doesn't seem a well though out
idea to me.
All window and door details would
have to have a complete remake,
and I haven't noticed any new
provisions with any of the mfg's
I deal with.

I have only seen the 2" for commercial to this point, but it will eventually filter down.

Going to stick with a 1" airspace. Brick will overhang the foundation wall by about 3/8".

Anyway, are there any new and recommended flashing materials out there that I should know about? Architect has not provided flashing details, I will ask him to do so.

no i dont miter cut the brick.
i will lay a batt or double batt around the windows and doors.this allows the brick to catch the moulding around the windows and doors.most times i will leave the batt out 1/4 to 3/8 from the field brick

When i brick a house i try to stay about a 1 3/8" away from the house, but ya on commercial 2" , and around your windows and doors they have a flashing for that as well , but like concrete says what the heek is up with your prints?
