Parging question?

Hi Everyone,

Im new the forum.

I have a job on working on where the clients are owners of an apartment building in New York city. The basement has had moisture problems and damp walls in the past and one of the tenants is a former contractor and he suggested parging on the interior of the basement walls and then coating with watertight paint and then acyrlic paint. Do you think this is the best solution for an interior of the basement situation. The basement is mainly used for storage - Would parging make sense to do on the interior- also I have read about long term damage from parging - any thoughts on this also? Please let me know- i appreciate your help

Not realy knowing the answer,I'd be worrying about sealing the moisture into the walls.Seems to me the parging would eventually start poping off from the force and deterioration caused by the water.I would want to seal the walls from the outside though it would probably involve lots of labor.In lieu of that I would think it would be better to let the moisture transfer through and perhaps beef up the ventilation in the room.

Parging for waterproofing is done on the positive side (The water is pushing against the surface of the material). From what you have said, you would be doing nothing more than ensuring the rapid deterioration of the masonry, and the parging/paint would fail along the way.

Sounds like he needs to waterproof the outside to keep the moisture from coming in. There are much better ways to waterproof than parging I would think.
