Flooring Issues, Self Leveling? What To Do.


Im currently remodeling an area of my building. Its on a concrete slab, and the rooms not to big, maybe 15''x15'' max. The concrete is old, chipped in a few places, and some of the joints are out of wack. Its not horrible, no serious damage. But its a clean room for some food processing, and we want it to clean up nice Is there a quick fix, we have talked about maybe a self leveling layer over the existing, or maybe epoxy floor coating. maybe a pour over it, but would that work, Demo is not an option here due to the placement of the room, and how it ties into the warehouse. Any ideas, or am i crazy?

I don't think epoxy would be the right option for this particular floor, just by what you described. An overlayment would be a good choice. Im not sure about floor levelers, i have never used them. Im sure someone here can help you on that one. I do know if you plan on putting an overlayment or epoxy on top of the floor leveler you are going to want to use a portland based floor leveler rather than a gypsum based one.

I am totally ignorant about epoxy floor coatings. So I am curious why you say this.

It sounds like you need a S/L underlayment and then an epoxy flooring to me, since it is food service.

Well, since he said its chipped and the joints are out of whack those would areas would probably need corrected first. Epoxy would be expensive as heck to use as an actual floor "leveler".


Now a trowel down marble chip epoxy would be a different story. The floors are usually 1/8" thick when done and you can hide a lot of defects with it.

I have done a commercial kitchen where we patched all the chips and edges with a sanded gel epoxy, then coated it all with a sanded epoxy finish. Still there, as far as I now 10 years on.

Oh, so you didn't mean epoxy was not a good idea, just that as a stand alone solution it wasn't the best option?

Yeah. I agree with Tscar. Underlayment & then epoxy.

Ok, thats good info, now what stuff am i using for sanded gel epoxy, and whats the max thickness to go to correct defects? Whats the application process, prep etc. Or somewhere to research it, or just tips in general. thanks guys
