EIFS Tearoff


Anyone have an idea what one would charge to tear off EIFS? I have a homeowner who wants to remove the EIFS on his house and replace with cultured stone. I don't know if it's screwed on or glued. I understand after talking to an EIFS installer that it could be either way. Sounds like mess either way.

Expect it to cost a lot more than you expect.

Mr Scarborough I am a masonry contractor in Omaha NE.I know this is my first post and I just registered after finding this site today. Having never torn off EIFS before. I was just looking for an idea as to what to bid the job at.

Pardon my cynicism. No one here can help you determine a price without seeing the project, much less without knowing your costs and overhead. A better question to ask may be: What is the best way to remove EIFS (after you determine exactly what that particular exterior finish system is and how it is installed).

Apology accepted! Maybe a little more info would help. I've never installed EIFS either. My best guess at this point is that the insulation is screwed on with plastic tabs, which would be easier to remove than if it were glued, and need to be scraped(causing lots of snow). Homeowner really doesn't want me to damage the EIFS to find out how it was applied, at this time. I was only hoping someone on here had done this before and could give me a figure to work with. IE: $8 per sq ft, $12 per sq ft, or $20 per sq ft? I believe in giving my customers a quality job at a fair price for both of us.

Swhit,

Is there a plug in or a light fixture you can pull loose and see how thick the foam is and if it is backwrapped?

Have they had an IR scan of the structure?

Attach your mesh right over it with staples or nails and continue like you would with regular stone. Then you dont have to worry about what to charge.

6 string may have the best approach. Glued is actually the easiest to remove. Both are messy as hell. A roofing shovel will become your best friend.

It needs to be taken off to get moisture barrier's and flashing's right.

Not even close. That is, in fact, it's greatest failing. It is a weather barrier, but unless done perfectly, it is in no way a moisture barrier.

It needs to be taken down to the sheathing.

If it has wood trim on it it needs to come off and the moisture barrier's and flashing's done right or it will fail!

There are products which can be used as a vapour barrier (mind you, you don't want 2 on a wall), what are some situations where this wouldn't be enough?

Joe -

Learn the difference between a vapor barrier and a moisture barrier. A real contractor would know.

Of all the failures and claims I have seen, the problems were with poor contractors (lack of training, planing and poor application/controls) and problems with flashing and other details. That is why it should be stripped completly to correct the previous errors. - stuccoman is right!

These are some of the reasons for the EIFs system not permitted over wood in some areas.
