Unsafe chimneys must be torn down and replaced. There is no suitable way to partially repair this. Remember, you are bringing fire into a home----one with a documented unstable footing. When they ever sell this house, this will be an impediment or hidden defect.

You could replace the masonry chimney with a factory built woodburner supported on a cantilever by the framing. However, you would still have an inefficient woodburner that does contribute some to particulate emissions. Better to install an EPA certified hybrig half fireplace half woodstove. Many models now on the market that are tested and listed as a system and should meet any air quality board requirements.

FYI, that flue extender is a gimmick and not a recognized method because it does not extend the 'chimney'. It is a modified 'cap'.

1) French Perimeter Foundation Drain to redirect the streams flowing through the basement. This will reduce future house movement.

2) Take down the chimney very very carefully to the firebox and put up a stainless flue.

3) Post some pictures for all of you who were kind enough to give me good advice.

dont touch it,here we can install wood burning masonry fireplaces if they have a gas log set,maybe there too ? rip it down and start anew duct tape and a prayer not a good business practise.

Simple. Offer to install some C-4 with a Mercury Switch so the thing will fall straight down when the earthquake hits. We do this all the time.
