New User. Need *lots* Of Advice
Hi,
New user here. My buddy and I are both semi-retired and have been remodeling houses for about five years now. Both of us are from Florida(Melbourne and Orlando). We are both in our early 50's and hanging all that drywall and digging all those ditches are starting to get to a little hard for young fellas, such as ourselves. We have ordered the course for our residential contractors license and are very interested in basically subbing out all our work. We may continue to do some of the work ourselves, but bascially, we're winding down on the physicalities. Our projects would be limited. 1500-2000 sf heated and cooled, slab construction, two car garages, concrete block walls, that kinda thing. My question is: What are general sub costs for major expenditures costing in FL? Drywall, electric, masonry, roofing, etc. We will probably only be building two, three houses every 24 months. Two of these houses will be our personal residences, and market permitting, maybe a spec or two. |

Welcome fellow 'young dude'!
I started as an RC and phased it out within a few years. Too many headaches and low profit margins! I now specialize in kitchens and baths, much better. Your question depends on where on the scale you are working. Low-end would be around $150 SF, high-end, around $250+. You're going to have to get most of the detail numbers from your area although there are quite a few members here that are in your area that will respond. There's a lot of people looking for work here and now, so you could get some good temp. prices but look out when it all picks up again. BTW, I'm in Jensen Beach, just about 2 hrs. away.

Try a remolding cost estimate book like from hometech. It may not be dead on balls accurate, but it will be definately in the ballpark. Matt
