HVAC Commercial Contract Marketing

Good morning, I am new to the forum. We are a residential and light commercial heating and air conditioning contractor in the mid-west and are looking for some help to get aggressive in commercial service and maintenance contracting. Does anybody have a good marketing strategy that they have used that works and would be willing to share?
