Windows/Trim/Siding


caveat: I am a GC/designer who has only done a couple of kitchen/bath renovations and overseen a few new construction projects. I could use some window replacement and siding insight before we talk to subs and to our HO.

HO has a house built in 1992 with all wood cottage style double hungs by MW, wolverine vinyl siding and soffit/window trim/casing/corner boards in wood. windows are in poor shape and need to be replaced.

two dilemmas. first is that the previous owner didnt keep up with the wood trim and had it capped in a very industrial looking aluminum. looks like crap and the color does not match the siding. Second, is that the siding, while in decent shape is 15yrs old and thus nearing the end of its useful life.

since HO is going to the expense of replacing 28 windows in the house, they want to replace the trim. question is should it all be wrapped in PVC to match the siding or should we replace the boards with azek or another composite material rather than wrapping it?? one issue is that the window casing trim is about 6" wide, on the bump outs there is wood framing about 6" wide between windows and the corner boards on the house are about 8" wide on each side - this is alot of wood to wrap! currently wrapped in alumninum it looks awful!!! suggestions??

dilemma #2, if HO goes to the expense and trouble of doing windows and all trim, should we recommend replacing the siding at the same time given its age?? this would also allow the use of new construction windows (arguably a cleaner and better install) although i dont if this can be done without removing the inside casing and plantation shutters which HO does not want to do (note: drywall does not return in to the windows - the casing is flat against the window frame).

i already talked to window subs and have cost range per hole for replacement windows. finned windows will go in a bit cheaper but we obviously have the cost of tear off and residing.

for DC suburbs, can anyone give me a rough range on cost per square of good quality vinyl vs fiber fibercement installed + tear off? what about cost per LF to pvc wrap wider boards? any idea on cost per LF for azek or other composite?

i dont want to waste subs time coming out until we give HO at least some idea of the cost magnitude of project and options.

You should remove the interior trim when you use new construction windows. If not you will not be able to shim and insulate.

Azek is a great product if you want the "white look" if you are going to paint it there are products with a duller finish that will hold paint better.

Good siding with rip off $1100 per square.

Good new construction windows with new int/ext trim $1300 each.

permits and disposal are extra.

What part of the country is this? Since its vinyl siding its not impossible to put new construction windows in without residing the house just the siding between the bottom of the window and the top of the window need to come off and be replaced. Use a new construction window with a built in J channel. Although residing would certainly improve the look. $1100/sq is high for my area especially for ripping vinyl.

Since it's new to you, don't forget to flash the window flanges to direct the water out from behind the siding. I see that omission often.
