There used to be an old lady on the desk in one of the local building departments that drove me crazy. Seemed she went out of her way to make life miserable for all of us. After a year or so of this hassle, I wised up and began looking for whatever it was she needed as a person. Didn't take long. And it wasn't that difficult. Nor did I have to BS her.
I just honestly tried to see her as a woman who was perhaps unhappy for some reason. I soon noticed several possible reasons. I simply began to try to help make life a little easier for her in those areas as I spotted them. Today, people marvel at the personalized attention I get when I go there. Yes it cost me something. I had to expend some time. I had to often put my own hurried and "important" agenda on hold. And I made time to look at her and her needs as being equally as important (and sometimes, more-so) than mine. Frankly, it bugged me sometimes. But we both came out ahead for the effort. Zig Ziegler once said..... "You can have anything you desire if you will help enough other people get what THEY want."

You mean THD doen't have a copy of the 2006 IRC for sale????
Why would you get plans drawn at THD? How did you get a GC license with out knowing that the plans you take to the city to apply for permits would need to contain some specific information. You might be a noob..but...gah! |

Several years back, I was looking at retirement. I had slacked off my own load, and took a job as a super for a local builder in trouble. I rode his masonry crews like a jockey. They were up to code (barely) but their work was just shoddy enough to cause a lot of other problems for the other trades.
Took awhile, and a few heated "discussions" with both the masons and with the builder. But when I left there after getting him back on his feet, the masonry crews were actually proudly signing their names on the walls at the house entryways each time they finished a house. People LIKE to do good work. You just have to sometimes help remind them of how good it feels.

He said this is the first big project he is trying to tackle as a GC. To be a GC you have to have a license. To have a licence you have to know and be familiar with the codes. That's all I was trying to say.

Rule #1 on any forum (and it is a good idea in life, period) is never BS. And ESPECIALLY NOT WHEN POSTING ON THIS ONE !!! You did so in post #4, and Wally is one you don't want to mess with.... he "quoted" your words in post #6, so they cannot be changed.
Why not BS? Because it will come back to bite you in the ass.................. and no one is good enough to remember just how he might have twisted the facts a little bit, at least not every time. It's cool. Just curtail the desire in the future.

I'm baffled... because I still can't figure out where I bs'd or if thats even what your implying?
Either way I got a hold of the 2009 updated IRC and IBC NC codes. It turns out that its the 2006 IRC codes just revised for 2009. ( I was under the impression that I was searching for a 2009 IRC for NC) If anyone needs them I gottem so just send me a PM and ill send you the massive file. I've made a few small but necessary changes to the plans I have (totally reworked everything that home depot gave me, but it was free so I cant really complain) I'm off to the town with them on Thursday, in hopes to get it back by the middle of next week with a nice red stamp front and center |

You've done nothing most of us have not done at one time or another........ but usually it was to impress a girl.
The simple letters "GC" mean a lot to those of us who know what it takes to be allowed to advertise yourself as such. It is a government certified classification of explicit construction expertise and experience, along with proof of both adequate insurance coverage and substantial financial backup resources. We had to work for and legally prove every point of those requirements. You are not a GC because you "run a job". You are legally running a specific size and type of job because you are a GC. Frankly many of us do take exception to someone posting that they are going to be doing a job as GC when all they are going to be doing is taking a little more responsibility than they might have been doing before. In post #4, you clearly stated that you would be doing this. I think we all understand the impulse to sometimes try and present a more glowing picture of ourselves or of our position than might be totally accurate. A few here will hold that against a young guy, but most won't. We know we aren't perfect, and that in the course of our own businesses we also tend to paint as pretty a picture as we can... sometimes painting with somewhat unrealistic colors ourselves. We........ well, "I"............. just want to help you begin your career in construction in a straight-forward and realistic way. You'll attain your goals one day. And some of us will help much more than you might imagine if we don't feel we are dealing with someone who might not be as genuine in their aims and desires as they might appear. So, without being mean, this is about as direct as I can explain what I meant in that other post.... Clearly, you are not a GC. We know that; you know that. And it doesn't matter to us. (well.... it DOES to a few who might still be working through their own identity issues.) That post is water under the bridge. But from this point forward, the same sort of mildly deceptive implications might not be looked upon too favorably. At some point in your life there may come a time when all you have is your word and your reputation to get you out of a tight spot. If you have been less than straight and honest in your words, your actions, your business dealings, and personal life, then your reputation will reflect that. Standing on a questionable reputation is akin to trusting you wont sink in quicksand. Neither is a position you really want to find yourself in.

I didn't mean to deceive anyone here. If you put all of my posts together its pretty obvious that it wasn't my intention. I am only guilty of throwing the term "GC" around to loosely, I'm sorry if I offended anyone. What I meant by that is I would be handling the job start to finish from design and budgeting to finding the right independent contractors to sub the work out that I can't do / want done quickly, and going through all that goes with the building process myself to get the feel for what it takes to be an actual
GC I don't think many people my age get such an opportunity as this one, so I'm kind of just taking the ball and running with it, stopping by here to make sure I avoid any costly errors along the way. I'm not here to impress anyone, Just learn as much as possible from the guys that know best.

Just the fact that you're hanging in here shows that you mean well. And most of us can see and appreciate that. When you're around construction types, the testosterone tends to flow and the machismo often bubbles over a bit. (Not you... us), and you can sometimes find yourself the recipient of a lot of ragging and some downright challenges. We tend to categorize and pigeon-hole people, newbies especially, and we excuse it as letting you "pay your dues".
I think we're all pretty much back on track now.

I'm not sure...but I doubt many municipalities have adopted the 2009 irc yet...it's usually a long drawn out process and the engineers and city councils are typically slow at making any changes and adopting new code manuals.

. Scheduling is not something I've put much thought into but seeing as I couldn't find the time today to submit my plans technically I'm ALREADY behind schedule on this project.

i Have the 2002 NC building Code Set in PDF format.
i will upload the books you need, i have: 1. 2002 Building Code 2. 2002 Res. Building Code 3. 2002 Plumbing Code 4. 2002 Mec. Code 5. 2002 Fire Protection Code 6. 2002 Energy Code i also Have the 02 rehab code but its not in PDF.. and as for willie's last post we like the FFFF Rule. Foundation, Frame, Finnish, F***** LMAO this also includes the 2006 and 2009 amendments. let me know if you want any of these books. Also like most have said cary is a PITA as are most RTP area cities (RDU was a piece of work) but in most cases the town will give you there amendments if you ask for them. Hope this helps!!
