Venting Weather Deck Over Heated Space.


We're planning to build a wrap-around weather deck over heated space below. It will be a spray-on Vortex over Advantec on angled sleepers to create a 1" in 6' slope over 2x12 floor joists. With our coastal hot, humid summers and cold damp winters condensation could be a problem. How do we provide venting or is it necessary?

To meet our local code requirements either you would have to spray foam the entire underside of the patio in the joist space or what we prefer to do is run 2X4 perpedicular to the joist to create an 1 1/2" airspace flowing across the joist and put a vent strip on either end to allow the air to flow through and then use R40 batts between joist, but not blocking air flow of course.

To me it seems like a bad idea to build a deck over a flat roof..... water always wins....
