Two Story Foyer Opening


Hey guys,

I recenty was ask by a client to build a 2 story foyer out of a home
was had a 2nd floor added about 7-8 yrs back. They want my partner
and I to cut open part of the 2nd floor around the stairs and create
the opening. The layout is such that when you open the front door
the stairs are right in front of you and the living rm is to the left,
dining rm to the back left... There is a wall to my right when I walk in
and the client says to not remove it but to just cut the ceiling to the
left of the stairs.

I haven't given them an estimate yet because it sounds like there is some
structural work to be done. We mostly do remodeling stuff but this is
the 1st time someone wants a 2 story foyer in a older home.

Anyone ever did this in a 50+ old home and remember how much they
charge the client? Thanx

Well, You sir, sorry to tell ya, smell like a HO. I think you are on the wrong board. LA Armor Inc, which is in your profile is a fitness kinda company as far as I know, not a construction related business^^.

Last time I did that armoulue we charge them about $1700, the one we did had the dining room on the right hand side and living room on the left. That inculded everything but the dry wall. We let the homeowner do the drywall work. He supplied all the screws and nails for everything too so it saved him some there. Now this was a few years ago so you might want to knock off maybe 10% now. Hope this helps you.

Don't fall for LNG tricks don't give him your customer's name, he is known around here for stealing work from the newbies. He tried doing it to me last year. He drove all the way from NY to Colorado just to try to under cut me by $100 on a kitchen cabinet texturing job we were trying to get! He tried the same crap on a garage to basement conversion job not to long ago also.

actually I just ran a search on the NYS database for registered businesses and LA Armor Inc. IS NOT incorporated in NY.

LA Armor Inc. , did you know that it is a crime to falsely use INC (Incorporated) when you are not? Even if you are a HO pretending to be a contractor!

What gave it away - was it the sudden crack or creek of the lumber, or the 2nd floor resting on the first floor & that gigantic sucking sound centered around your wallet? If you are a contractor, call a structrual engineer in - period

sounds like a pretty simple job. A chain saw and a large bucket of putty and 1 man will have it all done before lunch.

Well, a 2-story foyer modification is remodeling "stuff". Did you mean to say you only did handyman services?

This is a complicated (but not all that hard of a job) for professionals. Don't step in over your head.

Everybody is way overthinking this. First of all the OP knows exactly what he is doing. That much is obvious. All you have to do is refer to your architect and engineer for the answers. I am 100% positive that you have one for such a complicated job right? If that fails, you should call your local building department. They will be more than happy to come out to your job and explain the plans and guidelines for such a project. They may charge you $5000-$10,000 for this consultation, and they may even call it fine or something, but ignore the symantics and pay up this will be invaluable information for you and your company.

I apologize but there is only so much I can advise without a set up drawings.

LNG sounds like ur typical PIA contractor that doesn't get
any work. Don't let him discourage u from asking us. It sounds
like u have a very typical question. We have done about 3 jobs
like u mention... this summer. It doesn't cost much and its a pretty
simple reno.

Now THAT's funny.

I mean if you are removing part of a floor system, that might be part of the stair support or not....I'd say there'd be a lil' bit o' structural considerations goin' on thar.

I've done similar work before (cut out a floor system near stairs into a basement)...and it is do-able. Be careful, smart and right.
