Question

Timeline For Remodel


We were asked for a timeline for a demo/remodel of a stick frame house out here in SoCal. We have done builds before but nothing of this magnatude. What I could use is a basic timeline in Microsoft Project or similar software that gives a detailed listing of the various trades that may be needed to accomplish the job. I have a good idea of what is going to be needed but I wanted to see if I was missing anything.

The last thing I want is to forget to install the bathroom plumbing in the garage after the slab is poured...

I use a simple pre job checklist. It covers every detail in every aspect of the project. The final list is left on the job as a reference. I go down the list while reviewing the plans. Site visits also help to see/ think of things that are not on the plan. I go through the list several times. Sitting at my desk, then onsite. I review the list with each sub. And of course review everything with the client. After my list has been reviewed by all involved, I then create a timeline. The list helps me establish my timeline. Of course with all remodels the list and timeline are always updated. This is only a fraction of the items used, but they make good step by step guidlines so nothing is left out.

I always enter with a list. Demo, mechanicals.......that's usually about as far as it goes before the change orders start. From then on the list/contract is just a referral sheet as to the original plan/agreement.

I had to print the last one, I'm going to leave it somewhere so that Ms. Designer can see it and wait for the brown stain to appear.

Kitch #1 will be completed next week. Kitch #2 (Ms. Designers, she's also running the show) is at this point:

Demo desc. Remove all of the usual stuff. Move entry. Open wall for passthrough. Remove cabinet soffits. Discover some jackleg plumbing circumventing a leak. Remove all sheetrock w/mold attached from hurricane. BTW, we want to continue living here and will need the reefer, dishwasher, sink and home office all functional. Another BTW, Ms. Designer is allergic to all kinds of dust.

Current status: Rough plumbing completed and passed today. Elec. to be completed tomorrow. Lid repairs started today. Still have to get the icemaker line to the new location. Wall repairs to begin tomorrow. Painter will be there Tuesday??????

Teetor, I just fully read the last one. 11 days to paint a kitchen and powder room??????? Holy crap, they must be 5000 sq ft.

Yeah but it's takes 8 days to frame it. I could do it in two.

Pro, If it buys me some breathing room with this customer, it's worth it. She has not allowed for any of the normal SNAFU's and this job was close to FUBAR status.

Yeah, and 15 days for the finsh carpentry? Unless that includes building the cabinets I would only need 3 max.

Anyway, thanks for the links, I am getting a better idea of what we need to do. I'm using MS Project 2003 right now to create a timeline and flow sheet, if anyone has another software tool to suggest let me know.

I remodel and every job is so different that I don't see how one could use a computer program to evaluate a job.
