Room Size For Second Floor?


I am currently adding a full shed dormer to the back of my house(new baby) I need to fit 1 master bed, 1 bathroom, and 2 small bedrooms (kids) What woudl you say is the smallest I can get away with for the kids rooms? The space I have layed out will give me ..

Master = 17x13, walk in closet about 6'x6' (too small?)

Two small beds about 10x10, small 30"x30" closets

and a nice 8x10 bathroom

one of the small beds has a angled ceiling because of my roof..

Do those bedrooms seem small?

You need to check with the local building inspector, different states and counties have different square feet requirements. In NJ where I lived you needed 100 SF per person in the room. here in VA where I live now, they say how many people can you fit in the room? As far as the bathroom i believe you need 30 inches wide for water closet with 21 unubstructed inches in front of it, the tub need be what ever size you plan on installing, the most common is 5 feet

Try loft beds for the kids´rooms if there is enough ceiling height, with built-in closets underneath (they double as partial bed supports). Wooden attached ladders, maybe a desk and more shelves underneath as well. Makes a lot more of a small room, you can get really creative and my kids loved them.
