Questions On Pricing Of A Rear Porch
Well hopefully you guys can help me out on this one. I have a lady in
one of the many subdivisions popping up everywhere with the concrete rear patios. she wants a 12'x12' gabled porch. do you know how you calculate uplift for such a roof. I have planned on stripping the siding and attaching to the house with hangers to hang the lvl's to the wall. Have a came up with a material list and pricing. The porch is all vinyl covered, shingle roof, and vinyl soffit. Material comes to $1900. We will be pulling permits. We have to drive 1 hour to the jobsite to dig the holes for the 2 footings needed then wait on inspection. come after inspection and pour the little bit of concrete, then come the next day and install posts and start framing. Well since you would just about waste a half of a day doing both digging the holes and pouring the concrete how do you price it to them? like you have been there all day or just a half of a day even though you cant do anything else. I could pretty much do everything else in one day but permits wont allow because you have to have framing, then final with all the vinyl. So now the project which could have been completed in 2 1/2 days is now stretched to 4 possibly 5 days for whichever mood the inspector is in because they like to come in the afternoons on us which gets rid of the possibility of working any. If you have any suggestions just let me know maybe how you do things in this situation. May be getting ready to hire another guy and would like to work for a small profit over labor rather than eating it because we wasted a half of a day. thanks a bunch especially if you have to patience to read everything. |

Well you can do your layout in the morning after digging the holes. In Cali what I did for patio covers was dig the hole and take a picture of the hole with a tape in it. Make sure you get the back of the house too in the pic and that would fly all day long. I dunno how but it did! If that option is out- Try and get the inspector on your good side and get him to your site first thing in the morning. Then you can pour that mid day. Depending on how your going to pour and put your post in can determine how fast you build it. If you dropping the post into the concrete then plumb them up wet make sure you stake them in really well and then build your patio when your concrete is drying. If you are going to put brackets in then well you can get the concrete to dry in 4 hours and build the patio in the afternoon. Concrete in by 9 am. Building on it by 2pm done by 6ish. Good long day but it is done. Couple of questions.
1- Did you already get the post holes marked so you can dig? 2- Are you going to rent a machine to dig the holes? Well worth the money. 10 mins done with 2 holes 48" deep (keeps the inspector happy). 3-Do you like the lady you are building this for? 4-When you figure your price do gas first for the job and add that to the end of it.
