Question On Addition
I have a small 28' x 60' ranch home with a 6/12 roof pitch. I am considering adding a 20 x 20 addition perpendicular off the back side approximately in the middle of the 60' length. My question is: would I have enough head room in the addition for an open loft area to be used as an office area without the new addition exceeding the current ridge heigth? This make any sense to anyone but me
Thanks for any help. |

Re: Question On Addition
I can't sleep, so I might as well try to answer your question, I am assuming you are talking about a loft area above the addition while still keeping the ridge height of the existing. Assuming 12" floor joists and rafters, you would have less than 3' with a cathedral ceiling assuming a 16" ridge beam. If not an upper level, you should have approximately
an 11' ceiling. |

Re: Question On Addition
Thanks NC. I didn't think it would work without exceeding the existing ridge. I'm not sure how it would look exceeding the ridge so I'll get my contractor's input. Thanks again.

Re: Question On Addition
Attic trusses would work well also for the office space.

Re: Question On Addition
I think you could make this work with a shed dormer, assuming you're talking about two perpindicular gables. If I figured correctly though, I think you'd be looking at a ceiling ht of only about 5'-6" at exterior wall which isn't alot and probably isn't worth the trouble.

Re: Question On Addition
Currently you only have 7' to the ridge. With floor joists. slopes & material thickness, you will end up with less than 7' just at the middle of the room!!
If you have the right exterior site & elevations, one idea is to drop the addition floor height so you step down into it. This would add to the headroom of the 2nd story. Add the office to the 20 x 20. Keep it all one level so when you're old and worn out from this business you can still wheel yourself around...........
