Re: Putting An Addition On My Home.

A rough estimate? Well...lets see. You don't give a rough size so that makes it harder. But $200,000 should do a decent room addition. One caveat though, there could be extras, and I may have left off some things. Does this help?

I want a vehicle that will get me to work, do you have any idea how much that will cost me?

Re: Putting An Addition On My Home.

I smelled blood and came as fast as I could.

We will need more detail like how big. foundation type wall height cubic feet of enclosed air, what color carpet, paint colors, single or dual flush tiolets in what colors, What is a comfortable temperature for you.

Here's the formula I use

length of addition x width of addition x wall height x # of stories + depth of foundation + square root of the roof volume. x $3.50
Here's where it gets tricky
If the toilets are dusal flush multiply above number x 1.009764
If they are a high fashion color multiply by 1.019372
dark color carpets add .002371
add /$ 3.50 for each degree of temperature difference from outdoor temperature to desired indoor temperature on a daily basis divide by 2.781.
This should get you within a couple of bucks.

Re: Putting An Addition On My Home.

It depends on the framer that does it.

Master framer will charge alot.

Elite-Master framer will charge whatever he wants anytime anyplace anywhere.

A framer will give you a good price.

Re: Putting An Addition On My Home.

First you say you want insulation done and now you say you will do it. Any basement? Roof style and pitch? Do you want a contractor to pull permits or are you going to self contract? By now you should realize that someone would have to actually visit the site, carefully examine a legitimate blueprint, find out about local licensing, bonds, permit fees, etc to have any clue what this project would consist of.

I have a roof that needs to be done. Can I get a ballpark price?

Maybe if you see something that is ridiculous to you, then you may see how ridiculous your question is to us.

You have come here, proclaimed your right to the throne, told everyone here that we're hacks. and then ask how much do we charge with obscure details.

Your announcement of being a master contractor is distorted.

Sorry was not my attempt at being nice. My sarcasm is apparently not working too well on the weekends. I think I did a better job with it on your other post.
We are all very impressed by your postings so far. We just hope to someday be masters as well. You know, I'm from Ohio and know a lot of roofing companies and have never heard of your self proclaimed greatness. Oh well, let me leave my ramshackle house and climb into my jalopy and proceed to my fly by night companies job location.

Re: Putting An Addition On My Home.

so Dickie boy
So far we are mightily impressed with you. From What I can tell you have started 4 threads here. One about hammer drills where you asked a legitimate question and from what I read you got very good feedback.

On another you asked about work boots that seemed a bit pretentious given the price range you were quoting. I have not pruchased work boots in a while so i may be off base. h
However you got honest opinions and no sarcasam

Now we start to run into trouble. You post an intro and proclaim that you are a master elite roofing contractor in Ohio. We are all very excited and thrilled that there is a master elite roofing contractor amongst us hacks.
There are many of us here that are extremely good at what we do and you may be too I don't know you or your company. There was another thread on here regarding the master title that you should probably read. Use the search button. I personally happen to be a NARI Certified remodeler. There are other members here who hold that same title. Does that make us a master elite remodeler? None of us have declared ourselves to be masters at anything. ( Except perhaps our own domain) There are others here who by the license type they hold ( plumbing electrical HVAC etc) are called masters. This is a legitimate use of the word as it a title bestowed by the local or state government however does not in any way mean they are a master at anything.

Now we come to the fun part. You ask for a ballpark price on an addition
You give no details except that it is in Ohio no size anything zero information. You change ths scope of work mid way. And here is where it gets really good. Framerman askes you to give him a ballpark roof and challenges how it could be done without knowing what material, how big, where is it located, pitch, is there a tear off ,how many layers sheathing replacement etc. This is all information you need to give even a ballpark.

Now the part that REALLY p***ed me and probably many others here. You attack framerman call him a fly by nighter with a jalopy etc. His question to you was to illustrate to you within your claimed area of expertise the ridiculous nature of the question and point out that more information was needed. If you had taken the time to read some of the questions and threads about ball park prices or how much do I charge Threads you would have noticed that we are pretty brutal in our responses to questions like this. This is not because we are stupid or fly by night or even that we lack elite master contractor status. It's not because there is no answer to the question. It's because there is no way to answer the question in a forum such as this!
Now let's take the same question and word it a little differently.
Hey guys I'm looking to have an addition put on my house here in where ever the H**l you live. It is going to be a shell only I'll finish the interior. If any of you guys who live near me would like to give me a price please PM me and we can discuss the details. Thank you wonderful generous Contractor Talk gods ( All right the last part was a little excessive)

Lastly we thank you for the questions as these threads can be the most entertaining of all. I would also refrain from attacking anyone here calling them hacks fly by nighters etc. If you do not agree with someones opinion you may politely disagree. There are many ways of doing something and yours may be only one of them assuming it is correct. There is a lot of talent and knowledge here. I suggest reading more before asking questions.

Re: Putting An Addition On My Home.

I guess erything is getting out of hand. If you google Master Elite Roofing Contractor you will understand what Im saying everyone who has said something about it just google it. And a whole lot of roofing contractors will come up. It is a prestigious title given to roofing companies that do good work with Duro-Last. Its not something I just made up. Google It. Sorry for all the confusion

OP, I'll bet there are shell builders
in your area who would be happy
to give you a price.

Beyond that, this ain't that much

Re: Putting An Addition On My Home.

Personally, I would think that a master elite roofing contractor would have professional dealings with GC's, framers, siders, and foundation contractors as a matter of course. I would think one could make a list of those contractors who he feels are good and in his price range, and contact them. I would also think he would have enough connections to act as his own GC on a modest project, or if he is unfamilar with too many aspects, or cannot derive a price, could approach a GC he is on good terms with.
