Pricing a turn key job, I don't want rates.

I am trying to price a turn key house from the foundation up and have never done it before. All the work I have done in the past has been remodel work or small cost plus or hourly rates. I am curious how you price your jobs? I have tried to list everything I need for the job and labor to install. I think I am pretty close on the number but the take-off sheet is not one of my strong points, I have a bad habit of leaving out big things. I know there are programs out there that will figure all of that for you but they are expensive. I don't mind to buy one if I knew which ones were good. I have bought them before and they were impossible to understand.

Go to the 'File Swap' and look up 'line item spread sheets'. Then go to Google and repeat. I suggest gathering as many as possable, then make your own on Exel. As you work on or complete projects you will realize things you need to modify. Good luck! -Chris
