Permit/inspection


i live in massachusetts and plan on doing some work in a building we are about to lease for my wife's hair salon. I need to know if i have to have a contractors license to do the work myself. I am a carpenter by trade but i dont have a license. Also if i do it myself, does it need to be inspected? I ask this only because the landlord told me i could knock down any walls inside and put up new ones where i want them and that all these walls are non load bearing. I will be hiring a licensed plumber and electrian but id like to do the rest myself...any help?

you will definitly need permits and inspections. the person who's name is on the lease might be able to pull the permits if not just have the landlord do it. the plumbing and electrical will be inspected to so dont let the inspectors see any construction work done w/o permits cause you will be charged double. good luck

Marc What was in the part of the building you are renting ?

Some of the things that trigger a building permit

change of occupancy
electrical work
do you need to meet ADA requirements

like MCI said check with the building dept.

In CA you can get an Owner/Builder permit and do the work yourself, but you still need inspections etc... I'm sure it's the same in most states?

the owner must pull permit in his name,plumber and electrian must pull their own permits.

confirm that walls are not load barring yourself or find someone that can inspect same,

I would get in writing from owner that you are being allowed to renovate his property and list ever detail and spec of renovation
not being a business and not insured your taking a chance acting as GC if something was to go wrong see how long it takes landlord to sue you for everthing you got. good luck

In Massachusetts the owner can pull a building permit only on a property that he resides in. Even if he lived in this building, you are doing work in a commercial section of the building you would still need a license. Also you will probably need to bring the salon up to current ADA requirements.

ricpacer 69 is correct in pulling permit, home owner can pull permit for his own house not commercial I belive.

If I was you you should look for a contractor to do project and maybe you can do some of work to save money but you would be working under his insurance etc and that maybe a problem. I would not do same if sub does not have cert of insurance on file with my office they dont walk on to job.
