For us land cost is not a factor. We build on clients lots. I don't think Ty has many friends. But PHI welcome to the site.

jmic you talk like you are building spec or custom homes you build modular homes, junk homes. You should be ashamed of your self. How much does it cost to build a modular home per square foot. After all you should know a number, give me an example.... and what do I get with it.

Why don't you go back and check out the first two messages on this thread before you start making all kinds of accusations about professionalism. I did get carried away and it won't happen again. But, you know this was my first time using this site and I came on to try to get some helpful feedback. I have been building homes for more than ten years, mostly for other builders. I do have some general sense of ranges for the quote I asked about, but I wanted to hear what others though.

why don't you check out how you replied. whasn't very friendly or proefsional. at that point, you had no idea who i was. instead, you accused me of being an idiot. i doubt you would have done that in person what makes you think it is ok on the internet?

i have a lot of friends in the building world up here, and let me tell you they are way more high end and classy than you. they also provide helpful suggestions to questions asked in good faith, rather than offer sarcastic comments. you should decide if you want to be on a site that offers help and resources, or just somewhere to pass the bull and make "funny" or "cutting" remarks about other people.

or maybe you should just stick to the "builiding by the numbers"--remember to stay in the lines little boy--and ask your mother to teach you some manners!
