Hey Tyler the answere is simple, your base price is based upon the going rate per sq. ft. in your area. To check this find several new homes in your area listed on Realtor.com. Subtract a fair market price for the land, realtor fees, add or subtract for roof lines, basement courses corners, septic or not, well or public water fees & fiqure n allowance to the client on lighting, cabinets/ tops, carpet / tile/ wood flooring ETC. As to your friends bragging about $250 - $400 per square my answere is simple & what are their real costs for land, has a some what depressed market affected them, YES, & finally the average consumer can only afford approx a $280,000 home nation wide. My pointconsumers shop, so you need to shop your competion to be competive. Last thought ranchs cost more to build, your using more roofing, foundation / cement / excavation ETC
